About Elev8 Residential
With over 17 years of property management experience, Elev8 Residential is built on a foundation of personalized service, operational excellence, and genuine care for the residents we serve. We don’t just manage properties, we build communities. And we’re growing.
We’re looking for a skilled, dependable Maintenance Supervisor to lead the maintenance operation at our Seattle-area community and help us deliver on that promise every single day.
The Role
This isn’t your average maintenance job. As the lead of our on-site maintenance operation, you’ll oversee the Service Technician(s) on your team, manage the property’s preventive maintenance program, and personally handle the work that calls for your experience, all while tackling everything from routine repairs to emergency situations.
You’ll be the person residents and your team count on. The one who shows up, gets it done, and leaves things better than they were found.
What You’ll Do
Team Leadership
- Oversee and support the property’s Service Technician(s), assigning and prioritizing daily work
- Train and mentor technicians on best practices, safety procedures, and quality standards
- Step in hands-on for repairs and emergencies alongside your team
General Maintenance & Repairs
- Oversee and personally perform routine and emergency maintenance across plumbing, electrical, HVAC, and carpentry
- Ensure resident service requests are handled promptly, efficiently, professionally, and with a smile
- Maintain common areas and building systems to ensure safety and functionality
Preventive Maintenance
- Own and schedule the property’s preventive maintenance program to protect equipment and avoid costly repairs
- Conduct regular property inspections and escalate potential issues to property management proactively
Safety & Compliance
- Enforce all safety procedures and building regulations across the team, no shortcuts, ever
- Identify and report hazards immediately to keep residents and teammates safe
- Maintain accurate records of all maintenance activities and team work orders
Vendor Coordination & Team Collaboration
- Coordinate with external vendors for specialized repairs and manage vendor relationships
- Partner directly with property management to keep operations running seamlessly
Emergency Response
- Lead the on-call rotation for urgent maintenance issues, including leaks, outages, and system failures
- Respond calmly, quickly, and effectively when it matters most, and guide your team through it
Tools, Inventory & Equipment
- Oversee proper use and care of tools and equipment across the team
- Manage inventory and proactively order supplies before they become problems
What You’ll Bring
- 3+ years of experience in residential or commercial property maintenance, including prior lead or supervisory experience (preferred)
- High school diploma or GED required; trade certifications in HVAC, plumbing, or electrical are a major plus
- Proven ability to lead, train, and motivate a maintenance team
- Strong problem-solving instincts and the ability to diagnose issues quickly
- Comfortable managing competing priorities independently and as part of a collaborative team
- Solid knowledge of building systems and repair techniques across multiple trades
- Excellent communication and resident-facing customer service skills
- Valid driver’s license required; additional trade certifications are a bonus
