Maintenance Supervisor / Team Leader

Key Responsibilities

• Supervise and coordinate the daily activities of the maintenance team.
• Allocate daily work orders and tasks to technicians based on priority and expertise.
• Monitor the performance, attendance, productivity, and quality of work of maintenance staff.
• Ensure all preventive and corrective maintenance activities are completed according to schedule.
• Inspect completed maintenance works to ensure proper quality and compliance with required standards.
• Respond promptly to breakdowns, complaints, and emergency maintenance situations.
• Troubleshoot and coordinate repairs for electrical, plumbing, HVAC, mechanical, civil, and other building-related systems.
• Conduct regular inspections of building equipment, common areas, plant rooms, and technical facilities.
• Maintain accurate records of maintenance activities, work orders, inspections, and equipment status.
• Obtain technical quotations when required and assist management in evaluating maintenance requirements.
• Monitor contractors to ensure work is completed safely, properly, and within agreed timelines.
• Maintain adequate stocks of maintenance tools, spare parts, and consumable materials.
• Report major equipment failures, recurring problems, safety issues, and recommended corrective actions to management.
• Assist in preparing maintenance reports, schedules, budgets, and technical documentation.
• Train, guide, and develop maintenance technicians and junior team members.
• Perform other duties related to maintenance and facility operations as assigned by management.

Technical Responsibilities

• Monitor and maintain HVAC and air-conditioning systems.
• Oversee electrical systems, lighting, distribution boards, and related equipment.
• Coordinate plumbing and drainage maintenance.
• Monitor pumps, motors, generators, and other mechanical equipment.
• Coordinate civil maintenance, including painting, carpentry, tiling, doors, ceilings, and minor building repairs.
• Monitor fire and life-safety systems and coordinate required inspections and specialist maintenance.
• Ensure building equipment is maintained according to manufacturer recommendations and approved maintenance schedules.

Qualifications

• Diploma or technical qualification in Mechanical, Electrical.
• Minimum 3–5 years of relevant maintenance or facilities management experience.
• Previous experience supervising technicians or a maintenance team.
• Experience in residential, commercial or large-building maintenance is preferred.
• Good computer skills, including Microsoft Office.
