Overview
The Maintenance Technician 1 independently completes routine repairs, preventive maintenance, and turnover work in occupied and vacant units and common areas. The position protects residents’ homes, verifies completed work, and recognizes when further diagnosis or approval is needed. The technician reports to the Maintenance Manager and follows daily field direction from the Maintenance Field Supervisor.
Responsibilities
- Routine Maintenance and Repairs
- Complete familiar repairs without step-by-step direction. Confirm the reported problem, select appropriate materials, and seek technical help when conditions exceed routine work.
- Complete authorized faucet, toilet, fixture, and supply-line repairs; use compatible parts and verify operation and leak-free connections.
- Address straightforward fixture-level drain obstructions using approved methods. Escalate recurring backups, multiple affected fixtures, or sewage conditions.
- Adjust doors, locks, latches, hinges, and cabinet hardware. Complete sound drywall patches, smooth paint finishes, and properly fitted trim; report unresolved moisture before covering damage.
- Complete familiar lighting and mechanical-fixture repairs within authorized scope. Recognize symptoms or hazards requiring further diagnosis.
- Perform basic appliance troubleshooting and routine authorized repairs using operating instructions and observed symptoms. Confirm correct settings, accessible connections, and operation after the repair.
- Perform routine heating, ventilation, and air-conditioning (HVAC) maintenance, including approved filter changes, accessible cleaning, and thermostat or airflow checks. Report unresolved heating or cooling problems and seek help with unfamiliar repairs.
- Assist with annual unit inspections, including plumbing and fire and life safety testing, and complete preventive maintenance.
- Follow safety procedures, work within your training and authorization, and escalate issues when needed.
Requirements
- Demonstrated ability to complete representative routine plumbing, hardware, drywall, paint, appliance, and HVAC assignments independently within authorized scope, including testing and documentation.
- Sound judgment about personal limits, safety, repair authority, and when to request help.
- Reliable attendance, preparation, honest records, respectful resident service, and follow-through. Participate in assigned training, demonstrate learned skills, apply feedback, and raise questions or mistakes promptly.
- Ability to read safety rules, equipment instructions, and work orders; use smartphones, AppFolio, the CPM Tech Board, and company communication tools.
- Valid driver’s license, satisfactory driving record, automobile insurance, and a reliable vehicle for local property travel; availability for assigned on-call coverage.
- Assist with annual unit inspections, including plumbing and fire and life safety testing, and complete preventive maintenance.
