Maintenance Technician

JOB SUMMARY:

The Maintenance Technician is responsible for the upkeep and maintenance of apartments, buildings, and grounds, and performs varied duties to include but not limited to repairing flooring, drywall, appliances; troubleshoot and repair plumbing, electrical, safety and security systems (lighting, locks, smoke/CO2 alarms, etc.), and HVAC systems; painting (interior and exterior); and cleaning (sweeping, mopping, grounds upkeep, etc.).

ESSENTIAL FUNCTIONS:

· Inspect, test and repair plumbing fixtures

· Diagnose test and repair mechanical equipment

· Paint and repair plaster, stucco, drywall, wood and windows

· Perform scheduled preventive maintenance on equipment and buildings

· Troubleshoot and repair small appliances, light fixtures and lamps

· Must be able to complete work order forms, take direction, be organized, and can effectively communicate with supervisor and residents.

· Perform aspects of property maintenance, including preventative, corrective, deferred and emergency maintenance.

· Maintain maintenance shops and storage rooms in an orderly fashion and in compliance with safety regulations.

· Maintain accurate inventory of tools, equipment, and supplies.

ADDITIONAL RESPONSIBILITIES:

· Respond to management requests

· Maintain maintenance records

· Other duties as assigned

JOB QUALIFICATIONS:

• Able to lift up to 50 lbs safely
• Able to carry 25 lbs up stairs
• Able to push/pull a 100 lbs cart
• Must be honest and of good character
• Must have good hand-eye coordination
• Be knowledgeable in basic electrical skills
• Must have good color acuity
• Must have basic math knowledge
• Be experienced in light construction and repair techniques
• Must be customer service oriented
• Must be able to climb up and work on a ladder
• Must be able to communicate and read English
• Good analytical and trouble shooting skills
• Must have good manual and finger dexterity
• Must be able to do quality, finished work

Pay: $17.00 - $20.00 per hour

Expected hours: 40.0 per week
