Maintenance Technician

Job Summary:

We are seeking a skilled and reliable Maintenance Technician to join our property management team. The ideal candidate will be responsible for performing a wide range of repairs and preventative maintenance across our portfolio of properties, ensuring all buildings and units are safe, functional, and well-maintained. This role plays a key part in tenant satisfaction, client retention, cost effective, quality maintenance, and property value preservation.

Key Responsibilities:

• Routine landscaping duties
• Perform routine maintenance and repairs
• Complete work orders in a timely and efficient manner while keeping accurate records and pictures in Appfolio
• Conduct regular property inspections to identify maintenance issues and safety hazards
• Prepare vacant units for new tenants (turnovers), including painting, repairs, and cleaning
• Respond to emergency maintenance requests after hours (on-call rotation, currently every 4th or 5th weekend)
• Maintain cleanliness and upkeep of common areas, mechanical rooms, and grounds
• Assist with seasonal tasks such as snow removal, gutter cleaning, landscaping, etc.
• Coordinate with vendors and contractors as needed
• Ensure compliance with building codes, safety regulations, and company policies
• Communicate effectively with tenants, property managers, and team members

Qualifications:

• High school diploma or equivalent; vocational or technical training preferred
• 1+ years of experience in maintenance, facilities, or related field preferred
• General knowledge of or willingness to learn building systems (plumbing, electrical, HVAC, etc.)
• Ability to troubleshoot and repair a variety of property-related issues (paid training provided)
• Reliable transportation and a valid driver’s license
• Ability to lift up to 50 lbs, climb ladders, and work in various environments
• Basic computer/smartphone skills to manage work orders and communication
• Strong customer service and problem-solving skills
• OSHA training, or trade licenses a plus

Work Schedule:

• Full-time; typical hours are Monday–Friday, 8am–5pm
• Must be available for emergency on-call rotation
