MAINTENANCE TECHNICIAN

Grand Rapids & Lansing, Michigan | Full-Time | $25–$27/hour

ABOUT THE POSITION

TMF Property Management is seeking an experienced, dependable, and professional Maintenance Technician to support our residential properties throughout the Grand Rapids and Lansing areas. This is a hands-on position for someone who can independently diagnose maintenance issues, determine the appropriate repair, complete work within their qualifications, and recognize when a licensed or specialized contractor is needed.

The ideal candidate takes pride in quality workmanship, communicates professionally with residents and management, and can manage multiple priorities throughout the day.

WHAT YOU'LL DO

• Respond to and diagnose residential maintenance and repair requests.
• Perform general repairs including plumbing, electrical, HVAC troubleshooting, drywall, painting, flooring, carpentry, fixtures, doors, and appliances within your qualifications and authorized scope of work.
• Complete vacant-unit turns and make-ready work.
• Perform preventative maintenance and property inspections.
• Identify safety hazards, leaks, water intrusion, and conditions that could result in property damage.
• Determine when repairs require a specialized or licensed contractor and communicate recommendations to management.
• Coordinate with and provide access to outside contractors when needed.
• Inspect completed contractor work and report concerns to management.
• Document repairs, materials used, property conditions, and recommended follow-up; take photographs when appropriate.
• Pick up approved materials and supplies and maintain clean, orderly work areas.
• Provide professional and respectful service to residents.

DAILY WORKFLOW

The Maintenance Technician reports to the TMF Property Management office at the beginning of each scheduled workday before traveling to properties. Each morning, the technician reviews the daily task list, service requests, scheduled appointments, property needs, and priorities with management before beginning field work. Assignments may change based on emergency requests, resident needs, contractor schedules, and property priorities.

WHAT WE'RE LOOKING FOR

• Previous residential or property maintenance experience.
• Strong troubleshooting, diagnostic, and problem-solving skills.
• Ability to work independently and exercise sound judgment.
• Ability to diagnose an issue rather than simply replace a component.
• Experience with multiple areas of residential maintenance.
• Professional communication and customer-service skills.
• Dependability, organization, and strong time-management skills.
• Ability to accurately document work performed.
• Valid driver's license and reliable personal vehicle.
• Own basic maintenance tools required for the position.
• Ability to travel between properties throughout the Grand Rapids and Lansing areas.
• Ability to participate in emergency/on-call assignments.

COMPENSATION & OTHER DETAILS

• Starting pay: $25–$27 per hour, based on experience and qualifications.
• Full-time position, approximately 40 hours per week.
• Regular schedule is Monday–Friday, with emergency/on-call assignments as needed.
• Emergency and on-call compensation is provided separately from regular hourly wages.
• Paid company holidays.
• Business mileage reimbursement according to company policy.
• Employee provides a reliable personal vehicle and basic maintenance tools.
• Snow removal is not part of this position.

The successful candidate will take ownership of each service request from start to finish: diagnose the problem, determine the appropriate solution, complete the repair when qualified, document the work, and communicate any additional needs to management.
