Job Summary

The Maintenance Technician is responsible for ensuring the smooth, safe, and efficient operation of the facility's physical structures, mechanical systems, and utility equipment. This role blends scheduled preventative maintenance with rapid-response troubleshooting to minimize operational downtime, address safety hazards, and maximize the lifespan of company assets. The ideal candidate possesses a strong technical aptitude, practical problem-solving skills, and the ability to work both independently and collaboratively.

Core Responsibilities

• Preventative Maintenance: Conduct routine inspections and scheduled servicing of buildings, mechanical equipment, HVAC units, plumbing, and electrical systems.
• Troubleshooting & Repair: Diagnose faults and execute timely mechanical, electrical, hydraulic, pneumatic, or structural repairs.
• Work Order Management: Respond promptly to emergency and routine maintenance requests; document all completed tasks, parts used, and diagnostic findings within the CMMS (Computerized Maintenance Management System).
• Safety & Compliance: Adhere strictly to OSHA, local building codes, and company safety policies—including the strict enforcement of Lockout/Tagout (LOTO) procedures.
• Inventory Control: Track maintenance supplies, tools, and spare parts; notify management when inventory levels are low to ensure quick turnaround on critical fixes.
• Contractor Liaison: Assist and oversee third-party vendors or specialized contractors when on-site for major installations or certified structural work.

Required Skills & Qualifications

• Education: High school diploma or GED equivalent; completion of a technical trade school or apprenticeship program is highly preferred.
• Experience: Minimum of 2–4 years of experience in facility, industrial, or residential property maintenance.
• Technical Knowledge: Proficient understanding of basic electricity (replacing switches, breakers, ballast adjustments), plumbing (clearing lines, replacing valves), and general carpentry/handyman work.
• Blueprints & Schematics: Ability to read, interpret, and trace errors using technical manuals, mechanical blueprints, and electrical schematics.
• Tool Proficiency: Mastery of common hand tools, power tools, multimeters, and precision measurement equipment.

Physical Requirements

• Ability to lift, push, or pull up to 50–75 lbs regularly.
• Stamina to stand, kneel, crawl, bend, crouch, and work in tight or uncomfortable spaces for prolonged periods.
• Comfort working at heights using ladders, scaffolding, or scissor lifts.
• Willingness to work in varying weather conditions (extreme heat or cold) and participate in a rotating on-call emergency schedule (weekends/evenings).
