Job Summary

We are looking for a skilled and dependable Maintenance Technician to join our property maintenance team. The ideal candidate will have experience performing general property repairs, plumbing, electrical work, apartment turnovers, and preventative maintenance.

The Maintenance Technician will be responsible for responding to maintenance requests, completing work orders, preparing vacant units for new residents, and ensuring our properties are safe, clean, and properly maintained.

Responsibilities

• Complete maintenance and repair work orders in residential properties.
• Perform general repairs, including drywall, doors, locks, flooring, cabinets, appliances, and other property-related repairs.
• Perform basic to intermediate plumbing repairs, including faucets, toilets, sinks, drains, supply lines, and leaks.
• Perform electrical repairs, such as replacing outlets, switches, light fixtures, and troubleshooting basic electrical issues.
• Complete apartment turnovers, including repairs, painting, touch-ups, fixture replacements, and preparing units for new residents.
• Inspect vacant units and identify items that need to be repaired or replaced.
• Perform preventative maintenance and address property-related issues as needed.
• Respond to emergency maintenance situations when required.
• Maintain tools, equipment, and work areas in a safe and organized manner.
• Communicate with the Maintenance Coordinator and Property Managers regarding work completed, materials needed, and additional repairs.
• Document completed work and update work orders with clear notes and photos when needed.
• Follow all applicable safety requirements, building codes, and company procedures.

Qualifications

• At least 2+ years of previous experience in residential property maintenance or a related field.
• At least 2+ years of experience with plumbing, electrical, carpentry, drywall, painting, and general repairs.
• Ability to troubleshoot maintenance issues and determine appropriate repairs.
• At least 2 or more years of experience with apartment turnovers is preferred.
• Ability to work independently and manage multiple work orders.
• Reliable transportation and a valid driver's license.
• Must have your own basic hand tools.
• Good communication and customer service skills.
• Ability to lift, carry, bend, climb, and perform physical maintenance tasks.

Preferred Skills

• HVAC experience is a plus.
• Appliance repair experience is a plus.
• Experience working in multi-family residential properties.
• Knowledge of property maintenance and building systems.
• Ability to work efficiently while maintaining quality workmanship.
