Maintenance Technician

Summary of Position:

The Maintenance Technician is to assist the Maintenance Supervisor in maintaining the physical integrity of our communities in the Portland area. This involves ensuring a safe, secure and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Maintenance Supervisor. In the absence of the Maintenance Supervisor, the Maintenance Technician will assume all maintenance responsibilities.

Duties & Responsibilities:

1. The Maintenance Technician will conduct all business in accordance with company policies and procedures and all state and federal regulations (such as Lead Based Paint, ADA, Fair Housing, HAZCOM Program, OSHA, etc.).

2. Must be knowledgeable of all pertinent laws and EPA and OSHA regulations.

3. Must be aware of the condition of the property at all times and take immediate steps to correct any unsafe condition.

4. Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and the Community Manager. Inspect and maintain all tools in excellent condition.

5. Must be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.

6. Perform work area clean-up and safety related duties.

7. Ensure that storage areas remain locked when not in use.

8. Diagnose and perform minor or routine maintenance or repair, as directed, involving the following on a daily basis:

a. Electrical and plumbing

b. A/C and heating systems

c. Appliances

d. Water irrigation systems

e. Stairs, gates, fences, patios, railings

f. Tile, carpet, and flooring

g. Roofing, gutters, fasteners

h. Interior/exterior lights

i. Fireplaces, ceiling fans

j. Gas fixtures and appliances

k. Shutters, doors, cabinets, windows, sliding glass doors

l. Boiler, gas and electric

m. Door locks, P.O. boxes and locks

n. Security systems

o. Ceiling leaks

p. Walls

9. Inspect and help coordinate all needed market-ready repairs and services. Assist market-ready staff as required to meet deadlines.

10. Report all major repairs and need requisitions to Maintenance Supervisor prior to any expenditure of funds.

11. Change locks and make keys.

12. Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc. to dumpster when necessary.

13. Respond to any other requests made by the Maintenance Supervisor, Community Manager, Regional Maintenance Director, Regional Manager, or other company official as needed.

Qualifications:

1. A minimum of one year in a related maintenance position.

2. The ability to frequently lift, carry, push or pull 25 to 50 lbs. in a correct and safe manner.

3. Physically able to climbs numerous flights of stairs on a daily basis.

4. Stooping: Frequently bending body downward and forward by bending spine at the waist, requiring full use of the lower extremities and back muscles.

5. Kneeling: Frequently bending legs at knees to come to rest on knee or knees.

6. Crouching: Frequently bending body downward and forward by bending legs and spine.

7. Reaching: Frequently extending hand(s) and arm(s) in any direction.

8. Handling: Frequently seizing, holding, grasping, turning or otherwise working with hands.

9. Ability to interpret a variety of instructions furnished in writing, oral, diagrammatic or schedule form.

Hours:

Full-time hourly position.

Job Type: Full-time

Pay: $28.00 - $30.00 per hour
