THE OPPORTUNITY

We are looking for a hands-on Maintenance Technician to join our South Carolina team, primarily based at Faris Residences Moncks Corner with support at Faris Residences Goose Creek and Faris Residences Strawberry Station as workload and priorities require. You will work directly alongside our Maintenance Supervisor and be part of a two-person tech team responsible for keeping our properties in top condition — from day-to-day work orders to unit turns to preventative care.

WHAT YOU WILL OWN

Work Order Execution

Our standard is 24 to 48 hours for all work orders that do not require an ordered part. Emergency work orders are completed same day. You will be expected to uphold that standard consistently.

• Respond to and complete resident maintenance requests within our 24 to 48 hour standard
• Handle emergency work orders on the same day they are reported
• Complete all work accurately and thoroughly — the goal is to close it right the first time
• Document work completed clearly in the property management system
• Communicate with residents in a professional, courteous manner throughout the repair process

Make-Ready and Unit Turns

Vacant units are lost revenue. You will work alongside the Maintenance Supervisor to turn units quickly and completely so they are ready for new residents on schedule.

• Complete all in-unit repairs during the turn process: paint touch-up, fixture repairs, appliance checks, door and lock hardware, and general punch items
• Inspect units at move-out alongside the supervisor and document conditions accurately
• Support painting, cleaning coordination, and final inspection readiness
• Flag any capital or deferred maintenance items discovered during turns

Preventative Maintenance

Preventing problems is always cheaper than fixing them. You will assist the Maintenance Supervisor in executing a consistent preventative maintenance program across the SC portfolio.

• Assist with HVAC filter replacements, unit inspections, and seasonal system checks
• Support water heater, appliance, and mechanical inspections on schedule
• Document completed PM tasks and flag items requiring follow-up or parts
• Help identify recurring issues and report patterns to the Maintenance Supervisor

Property Upkeep and Operations

The condition of the property reflects the standard of the team. You will play an active role in keeping common areas, exteriors, and shared systems clean, safe, and fully operational.

• Monitor and maintain curb appeal: parking lots, breezeways, landscaping coordination, and exterior cleanliness
• Respond to common area issues including lighting, signage, fencing, and exterior fixtures
• Support building systems including exterior doors, gates, and lighting
• Assist with vendor access and on-site coordination when needed
• Participate in on-call rotation for after-hours emergency response

Resident Relations

You are often the face of Faris Residences inside a resident's home. How you show up matters.

• Treat every resident interaction as an opportunity to reinforce our commitment to quality and care
• Communicate clearly on repair status, timelines, and any parts delays
• Represent the Faris Residences standard of professionalism in both appearance and conduct
• Handle resident concerns with patience and ownership — escalate when needed

WHO YOU ARE

• At least 1 year of hands-on residential maintenance experience
• Skilled generalist with working knowledge across plumbing, electrical, HVAC, appliances, carpentry, and drywall
• HVAC experience strongly preferred — EPA 608 certification is a plus but not required
• Comfortable working independently and as part of a small, tight-knit team
• Committed to meeting or exceeding our 24 to 48 hour work order standard
• Reliable, punctual, and capable of participating in an on-call rotation
• Strong communicator with residents and team members alike
• Reliable personal transportation required — valid driver's license required
