Maintenance Technician

Beam Properties, Inc. is seeking a skilled and dependable Maintenance Technician to support day-to-day operations of a residential property in Sacramento. This on-site position requires hands-on repair work, maintenance coordination, and strong organizational skills. The ideal candidate takes initiative, communicates effectively, and is committed to maintaining a safe, clean, and fully functioning property for our residents.

Responsibilities:

• Coordinate and perform general maintenance tasks and repairs (e.g., plumbing, electrical, appliances, painting, minor carpentry)
• Receive, prioritize, and manage maintenance work orders
• Ensure timely completion of all maintenance requests
• Coordinate with vendors and supervise outsourced work as needed
• Conduct routine inspections of units, common areas, and building systems
• Accurately document inspection findings and maintenance activity
• Enter and update work orders in the AppFolio platform (or via email/phone logs)
• Maintain inventory of tools and supplies
• Respond to after-hours emergency maintenance issues when on call
• Ensure safety protocols are followed across all maintenance activities
• Support the property management team with special projects and other duties as assigned

Requirements and Qualifications

• REQUIRED: High school diploma or equivalent required; additional certifications in property management are a plus.

PREFERRED: 1-2 years of office administrative/management experience

• REQUIRED: High school diploma or equivalent
• PREFERRED: 1-2 years of experience in property maintenance or facility management
• Working knowledge of building systems and equipment
• Ability to perform basic repairs independently
• Familiarity with work order systems; AppFolio experience is a plus
• Excellent communication and organizational skills
• Ability to multitask and work both independently and with a team
• Valid driver's license and reliable transportation
• Must be available during business hours and for occasional after-hours emergencies

General Hours and Pay Range

• $20-25.00 per hour
• Monday through Friday, 9:00 a.m. – 5:30 p.m.
• Potential lodging credit in accordance with California state regulations.

Physical Requirements and Working Condition

This position requires extended periods of walking, standing, climbing ladders, lifting/moving heavy items (up to 50 lbs), and use of hand/power tools. Work is performed both indoors and outdoors in varying conditions.
