Job Summary

JOB TITLE: Maintenance

REPORTS TO (TITLE): Property Manager

PRIMARY JOB RESPONSIBILITIES:The Maintenance is responsible for preventative and corrective maintenance in vacant and occupied apartments, maintenance on all common equipment, building maintenance and all common areas. The Maintenance must observe and following Fair Housing guidelines, reporting potential and/or real liabilities to the Group Manager, Regional Manager, Technical Director, Vice President and New Jersey. You must also report unusual occurrences and follow this with an incident report.

Responsibilities and Duties

SPECIFIC RESPONSIBILITIES:

* To complete work orders within 24 hours of receipt.

* Work orders are to be completed legibly and accurately. Work orders must include all parts used, replaced and all serial numbers on appliances and major air conditioning units must be listed.

* To assist the Senior Maintenance in inventory control, reporting needs as they arise to insure adequate stock is maintained so work can be completed in a timely manner.

* Perform make ready maintenance in vacant apartments as directed and communicated by the Property Manager. Report progress in the assigned units to the manager on a daily basis.

* Perform all work correctly the first time. If you have a questions about a particular job ask for help.

* Adhere to all EPA laws - including freon control logs.

* Assist make ready with parts and follow-up.

* Perform preventative maintenance on property equipment. Building maintenance/improvement projects may include fence repairs or replacement, common door replacement on clubhouse, laundry rooms or office, window replacement, lock changes, outside light bulb replacement, minor plumbing, etc.

* Constantly seek ways to improve property appearance.

* Constantly seek ways to improve maintenance services.

* Be alert to impending problems and possess the imagination to correct them as needed.

* Keep a note pad and pen handy to note any problems to bring to the manager's attention.

* Wear back support belt while on duty. Be sure to secure it properly when bending or lifting. Goggles must be worn when handling any type of chemical, blowing leaves, or cutting anything i.e. wood, trees, branches, keys.

* To perform Porter functions if necessary.

Qualifications and Skills

SKILLS, KNOWLEDGE, EXPERIENCE:The Maintenance should have above average communication skills and have a proven track record in hands-on apartment maintenance skills. The Maintenance must be able to follow established company philosophies, policies and procedures. The Maintenance must exhibit loyalty, honesty, moral integrity and ethical conduct.

SPECIAL CONSIDERATIONS:The Maintenance must be a self-motivated individual and be able to complete assigned tasks with little or no supervision. The Maintenance must be able to continue maintenance operations in the event the Property Manager is unavailable to provide direction. The Maintenance may be assigned work at another Sheng-Raamco Management property in times of crisis or special need for that property.
