Maintenance Technician

MacDoc Property Management is a full-service residential and commercial property management company serving the Fredericksburg region. Our portfolio includes approximately 900 rental homes and small multifamily units, along with commercial properties.

Our maintenance team plays a direct role in keeping properties safe, protecting our owners’ investments, and providing residents with dependable service. We are looking for a skilled, reliable technician who takes pride in their work and follows through from the initial diagnosis to the completed repair.

About the Position

This position focuses primarily on maintenance service calls at occupied rental properties. You will travel between homes, troubleshoot problems, complete repairs, and document your work through our mobile maintenance system.

Plumbing and electrical experience are strong advantages. The ideal candidate can work independently, make sound repair decisions, communicate professionally with residents, and recognize when an issue needs additional support or a specialized vendor.

You may also assist with inspection repairs, move-in callbacks, and rent-ready punch lists as needed.

Responsibilities

• Diagnose and repair common residential maintenance issues, including:
• Plumbing: Leaks, faucets, toilets, drains, shut-off valves, garbage disposals, and related fixtures.
• Electrical: Troubleshooting and repair of outlets, switches, GFCIs, light fixtures, and ceiling fans within your training and authorized scope.
• Appliances: Basic troubleshooting, repairs, and installation of dishwashers, ranges, and microwaves.
• General maintenance: Doors, locks, windows, trim, minor carpentry, drywall repairs, paint touch-ups, and minor flooring repairs.
• Preventive maintenance: Smoke and carbon monoxide detectors, HVAC filters, thermostat checks, and dryer vent maintenance.
• Complete assigned service calls efficiently while maintaining quality workmanship.
• Look for the cause of a problem and verify that the repair works before leaving.
• Identify active leaks, electrical hazards, and other urgent conditions; promptly notify the maintenance coordinator or manager.
• Use Property Meld to review assignments, check in and out, upload before-and-after photos, record labor and materials, and provide clear completion notes.
• Communicate with the office about job progress, additional work, parts needed, and scheduling changes.
• Coordinate material purchases, maintain organized receipts, and use stocked supplies efficiently.
• Keep tools, inventory, vehicles, and work areas clean, organized, and safe.
• Protect residents’ belongings, clean up after repairs, and secure each property before leaving.
• Follow company procedures and escalate work that requires management approval or a specialized vendor.

Qualifications

• At least two years of residential maintenance, handyman, or related repair experience.
• Working knowledge of plumbing, basic electrical, carpentry, and general residential repairs.
• Strong troubleshooting skills and the ability to work independently.
• Dependable attendance, punctuality, and consistent communication with your supervisor.
• Ability to prioritize assignments and manage multiple service calls across different properties.
• Professional appearance and respectful communication with residents, coworkers, and vendors.
• Comfortable using a smartphone, mobile work-order apps, and basic computer functions.
• Valid driver’s license and clean driving record.
• Own basic hand tools.
• Ability to lift and carry up to 50 pounds, climb ladders, and work in crawl spaces, attics, and varying outdoor conditions.

Preferred Experience

• Strong plumbing or electrical troubleshooting experience.
• Rental property or scattered-site maintenance experience.
• Appliance repair or HVAC maintenance experience.
• Experience with Property Meld or similar work-order software.
• Experience completing inspection repairs and move-in callbacks.

Pay: From $45,000.00 per year
