Maintenance Technician

Position Overview

The Maintenance Technician is responsible for maintaining the physical condition of the property by completing preventative maintenance, completing resident and property work orders, preparing apartment homes for new residents, and providing exceptional customer service.

Responsibilities

· Provide exceptional customer service to residents.

· Communicate effectively with residents and the onsite team regarding maintenance requests, repairs, and needs.

· Provide and maintain personal hand tools required to complete daily duties, including screwdrivers, wrenches, pliers, power drill, hammer, hacksaw, socket set, level, drill bits, tape measure, utility knife, flashlight, and Allen wrench set.

· Perform general property maintenance and repairs of apartment building, including amenity spaces, grounds, and occupied units. Maintain the grounds, common areas, amenities, and building exteriors.

· Perform general maintenance and repairs, including plumbing, electrical, appliances, carpentry, HVAC, and other building systems.

· Complete resident work orders in a timely, professional, and courteous manner.

· Complete electrical, plumbing, and appliance repairs.

· Lead process of unit turns, including repairs, cleaning, and painting.

· Carry out preventative maintenance per policy through maintenance software.

· Conduct routine inspections to identify maintenance needs and safety concerns.

· Other duties as assigned.

Knowledge, Skills and Abilities Qualifications

· Ability to work independently and demonstrate good time management skills.

· Strong written communication skills, including proficient English grammar, spelling, punctuation, and a professional business writing style for work logs and maintenance software notes.

· Excellent verbal communication and interpersonal skills, with the ability to maintain a professional, respectful tone across all interactions.

Education & Certifications

· High School Diploma or GED; Trade, technical, or vocational training preferred.

· 1+ years of property maintenance experience

· 1+ years of customer service experience preferred

· Ability to work independently and have good time management skills.

· Strong interpersonal, oral, and written communication skills.

· Valid Driver’s License and satisfactory Motor Vehicle Record (MVR) required.

Physical Requirements

Must be able to stand, walk, sit, bend, stoop, kneel, climb stairs, reach, lift or carry up to 75 lbs., and possess the visual acuity and communication skills necessary to perform comprehensive inspections and engage with residents and prospects.
