BUILDING MAINTENANCE TECHNICIAN

Duties and Responsibilities

The duties and requirements of this position include, but are not limited to the following:

Performs general repairs, painting, electrical device maintenance, trim carpentry, caulking, plumbing, cleaning, moving of furniture, and other related activities necessary to maintain the buildings and grounds.

General carpentry, plumbing, electrical, and general maintenance skills.

General knowledge of the operation of testing and maintenance equipment, as well as office machinery and equipment.

Must be capable of basic electrical troubleshooting and repairs as needed.

Performs all work in accordance with operational, safety, and regulatory requirements.

General knowledge and understanding of regulatory compliance necessary to successfully perform job responsibilities. This includes OSHA, EPA, and other construction, safety, and environmental regulations.

Completes and submits necessary documentation for work performed.

Floor repair and installation

Ensure that grounds are clean and free of clutter by picking up trash and debris

Ensure the building is properly maintained by cleaning siding and walkways

Ensure buildings and rooms are in good repair

Must have your own hand tools

Education, Experience and Skill Requirements

High school diploma or equivalent.

3-4 years’ experience in residential and or commercial maintenance.

Must have reliable transportation.

Valid Florida driver’s license and clean driving record.

Good verbal and written communication skills and interpersonal skills in order to interact professionally and effectively with vendors, government regulators, and staff.

Must have experience in the remodeling or home repair trades

Must be able to work under general supervision.

Physical Demands

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

Capability to lift and carry heavy items up to 50lbs, walk property (including stairs), bend, kneel, squat, step, climb, and crawl and otherwise perform a variety of physical tasks as needed in order to perform his or her job duties and be on call when needed.

Employee is regularly required to drive company vehicles as part of the duties of this job. Overnight travel periodically required. Periodically required to work other than normal business hours.

Indoor and outdoor work with hard, carpeted and concrete surfaces

Visual ability to read manufacturer instructions and the ability to discern carious colors of electrical wiring

Work on uneven surfaces in hot, cold and wet conditions

Exposure to extreme weather conditions, cold and heat

Climb and stand on ladders at heights of up to approximately 30 feet

Kneeling, crouching, climbing, reaching, standing, pushing and lifting

Must have the ability to perform moderate physical work and may be required to lift up to 50lbs

Benefits:

This is a full time permanent position, overtime sometimes required.

Paid holidays after 90 days, one week paid vacation after the first year, two weeks paid vacation after the third year.
