Maintenance Technician

Position Summary:
The Maintenance Technician I or II based on skill level.

Technician I - performs routine property maintenance and grounds duties to support the safety, cleanliness, and appearance of Ali'i Lani. Work is performed under the direction of the Site Manager and may include building repairs, pool upkeep, landscaping assistance, and general property maintenance.

Technician II - performs advanced maintenance tasks and assists in leading property inspections and maintenance projects. This role requires higher level of technical skill, independent judgement, and the ability to troubleshoot issues with minimal supervision.

Core Responsibilities:

Maintenance I

• Complete assigned work orders and maintenance tasks in a timely manner.
• Assist with pool and spa opening, cleaning and routine upkeep.
• Maintain property cleanliness including walkways, stairways, and common areas.
• Assist with landscaping tasks as directed.
• Perform basic painting and cosmetic repairs.
• Assist with inspections and preventative maintenance activities.
• Maintain tools and equipment in safe working condition.
• Follow all safety procedures when using ladders, power tools, and equipment.
• Work cooperatively with office staff, vendors, and other employees.
• Employees may be assigned additional duties related to property maintenance as needed to support the operational needs of the Association.

In addition to all Maintenance Technician I responsibilities:

Maintenance II

• Perform advanced painting, surface preparation, and cosmetic repairs.
• Perform trim, fascia, siding, and railing repairs.
• Assist with high-risk property inspections and identify maintenance concerns.
• Diagnose and repair irrigation system components including valves, heads, and drip lines.
• Perform concrete and spalling repairs as directed.
• Assist with roofing and exterior building repairs when safe and appropriate.
• Troubleshoot lighting and minor electrical issues within allowed scope.
• Perform plumbing repairs involving PVC piping and fittings.
• Assist with planning and completing larger maintenance projects.
• Lead small work assignments or inspection teams when directed.
• Train or assist Maintenance Technician I employees on basic tasks.

Physical Requirements:

• Ability to lift up to 50 pounds.
• Ability to climb ladders and work at heights.
• Ability to work outdoors in varying weather conditions.

Skills & Knowledge:

Maintenance Technician I

• Basic knowledge of property maintenance and grounds upkeep.
• Ability to safely operate hand and power tools.
• Ability to follow instructions and complete tasks independently when assigned.
• Basic understanding of building and grounds maintenance.

In addition to all Maintenance Technician I Skills & Knowledge:

Maintenance Technician II

• Strong understanding of building and property maintenance systems.
• Ability to diagnose and troubleshoot common maintenance problems.
• Knowledge of painting systems, surface preparation, and finishing.
• Familiarity with irrigation systems and exterior building components.
• Ability to safely operate ladders, tools, and equipment required for advanced repairs.

• Communicates issues and repairs clearly to management.

Pay: $20.00 - $26.25 per hour
