About the Role

We are seeking an experienced, practical, and multi-skilled Maintenance Technician to join our facilities management team in Wilmslow. In this hands-on hard FM role, you will deliver planned preventative maintenance (PPM) and reactive repairs across high-spec corporate offices, commercial developments, and business park facilities in the Wilmslow area.

You will play a crucial operational role in ensuring commercial buildings remain safe, fully operational, compliant, and energy-efficient—inspecting building management systems (BMS), carrying out mechanical and electrical (M&E) checks, addressing fabric repairs, and supervising specialist third-party contractors.

Key Responsibilities

• Planned Preventative Maintenance (PPM): Execute scheduled PPM tasks across mechanical, electrical, HVAC, plumbing, fire safety, and water hygiene systems in accordance with SFG20 standards and building regulations.
• Reactive Repairs & Fault Diagnosis: Respond promptly to daily building maintenance requests, diagnosing and repairing faults across lighting, power distribution, emergency lighting, plumbing, heating, and building fabric.
• Compliance & Health & Safety Logging: Perform statutory testing including emergency lighting checks, fire alarm testing, water temperature monitoring (L8 Legionella compliance), and residual current device (RCD) testing, maintaining accurate logbooks.
• Contractor Supervision: Escort and supervise external specialist service contractors (e.g., lift maintenance, chillers, high-voltage systems), ensuring compliance with permit-to-work systems and site RAMS.
• Building Management Systems (BMS): Monitor and adjust BMS controls to optimize building heating, ventilation, air conditioning (HVAC) performance, and energy efficiency.
• Fabric Maintenance: Complete minor carpentry, painting/decorating, door ironmongery adjustments, lock repairs, and general building fabric tasks as required.

Requirements & Qualifications

• Experience: Minimum 3+ years of hands-on experience as a Maintenance Technician, Building Services Engineer, or Facilities Maintenance Handyperson within commercial real estate, corporate offices, or facilities management.
• Technical Qualifications (Essential):
• NVQ Level 2/3 or City & Guilds in Electrical Installation, Mechanical Engineering, Plumbing, or Air Conditioning/Refrigeration.
• City & Guilds 18th Edition Wiring Regulations certification is highly advantageous.
• Valid L8 Legionella Awareness and IPAF/PASMA certifications preferred.
• Key Skills: Strong diagnostic capabilities across hard FM services, familiarity with CAFM software systems, and good written/verbal communication skills when interacting with client stakeholders.
• Location & License: Valid UK driving license and the ability to reliably commute daily to commercial sites in Wilmslow (SK9 postcode area) and participate in a local on-call emergency response rota.

This position operates on a full-time, on-site basis across commercial properties in Wilmslow, Cheshire (SK9 postcode area), conveniently accessible via the A34, near Wilmslow train station, and within easy reach of Manchester Airport, Alderley Edge, and Stockport.

Pay: £33,000.00-£36,000.00 per year
