Maintenance Technician II – Multifamily Residential

Job Type: Full-Time
Schedule: Monday–Friday, 8:00 AM–5:00 PM
On-Call: Rotating after-hours and weekend emergency coverage

Job Summary

We are seeking a dependable, skilled Maintenance Technician II to join our multifamily property management team. The ideal candidate has hands-on apartment maintenance experience, strong troubleshooting skills, and the ability to complete repairs efficiently while maintaining a high standard of resident service and property appearance.

Key Responsibilities

• Diagnose and complete maintenance work orders, including plumbing, electrical, HVAC, appliance repairs, and light carpentry.
• Perform apartment turnovers, inspections, and make-ready repairs to ensure units are ready for occupancy.
• Conduct routine preventive maintenance on building systems and equipment.
• Maintain common areas, building exteriors, and grounds.
• Respond to emergency maintenance requests during scheduled on-call rotations.
• Maintain accurate work order documentation and track maintenance supplies and inventory.
• Coordinate with property management, leasing staff, vendors, and contractors.
• Follow OSHA regulations and company safety procedures.

Qualifications

• Previous multifamily or residential maintenance experience required.
• Working knowledge of at least three of the following: HVAC, plumbing, electrical, appliance repair, or carpentry.
• Strong troubleshooting, time management, and organizational skills.
• Ability to work independently and prioritize multiple service requests.
• Must provide basic hand tools or be willing to obtain them.
• Reliable transportation and valid vehicle insurance required.
• High school diploma or equivalent; trade school education preferred.
• Ability to lift and move heavy equipment (up to 100 lbs.) and perform physical tasks including climbing, bending, kneeling, and working in varying weather conditions.
