Maintenance Technician

The Property Maintenance Technician is responsible for performing routine maintenance, repairs, and inspections across a portfolio of single-family and multifamily residential properties. This role ensures properties are safe, functional, and well-maintained while delivering high-quality service to residents and supporting overall property performance.

Key Responsibilities

• Perform routine maintenance and repair work, including plumbing, electrical, HVAC, carpentry, drywall, painting, and appliance repairs
• Respond to and complete work orders in a timely and professional manner
• Conduct property inspections to identify maintenance issues, safety concerns, and preventative maintenance needs
• Prepare units for move-in by completing turnovers, including repairs, cleaning coordination, and quality checks
• Diagnose maintenance issues and determine appropriate repair solutions or when to escalate to vendors
• Coordinate with property management staff regarding work order status, priorities, and resident communication
• Maintain accurate records of work performed, materials used, and time spent
• Ensure compliance with safety standards, building codes, and company maintenance procedures
• Maintain tools, equipment, and maintenance vehicles in good working condition
• Assist with preventative maintenance programs to extend the life of building systems and reduce emergency repairs
• Interact professionally with residents while working in occupied units and common areas
• Participate in on-call or emergency maintenance rotations as required

Property Maintenance Technician – Required Skill Sets

• Working knowledge of general maintenance trades, including plumbing, electrical, HVAC, carpentry, drywall, and painting
• Ability to troubleshoot and repair common residential maintenance issues independently
• Strong understanding of preventative maintenance practices and safety procedures
• Ability to read and follow work orders, manuals, and technical instructions
• Excellent time-management skills with the ability to prioritize multiple work orders
• Strong attention to detail and commitment to quality workmanship
• Customer service mindset with the ability to interact professionally with residents and staff
• Basic computer and mobile device skills for work order systems and communication
• Physical ability to perform job duties, including lifting, climbing stairs, and working in confined spaces
• Dependability, accountability, and a strong work ethic
• Ability to work independently and as part of a team
• Valid driver’s license and reliable transportation (if applicable)

Pay: $23.31 - $24.96 per hour

Expected hours: 40.0 per week
