Maintenance Technician

The apartment maintenance technician's job description includes responding to tenant requests, performing repairs on plumbing, electrical, and HVAC systems, and handling general upkeep of the property. This role requires diagnosing problems, making repairs, performing preventative maintenance, and ensuring the property and its units are safe, functional, and well-maintained. Key duties include both reactive maintenance (responding to issues as they arise) and proactive maintenance (like preparing vacant units and regular inspections). Core responsibilities

• Respond to maintenance requests: Address work orders from residents for repairs in their units.
• Perform repairs: Fix issues with plumbing (faucets, toilets, drains), electrical systems (outlets, fixtures), and HVAC systems.
• Conduct preventative maintenance: Regularly inspect and service building systems to prevent future problems.
• Make units "turn-key": Prepare vacant apartments for new tenants by completing repairs and ensuring they are ready for move-in.
• Handle general upkeep: Perform tasks like painting, patching walls, changing light bulbs, and general handyman work.
• Maintain grounds: Mow lawns, trim bushes, and perform other landscaping duties as needed.
• Manage and document work: Track maintenance requests, repairs, and inventory of parts and supplies.
• Be on-call: Be available for emergency maintenance outside of regular work hours.

Key skills and qualifications

• Technical skills: Proficiency in various trades, including plumbing, electrical, HVAC, and carpentry.
• Problem-solving: Ability to diagnose problems and determine the correct repairs.
• Physical stamina: Ability to perform physically demanding tasks, such as climbing ladders and lifting heavy objects.
• Time management: Ability to prioritize and complete multiple tasks efficiently.
• Customer service: Good communication skills to interact with residents and handle their requests.
• Valid driver's license: Often required for work at different properties and for picking up parts or supplies.
• Certifications: Depending on the property, certifications in areas like HVAC may be required or preferred.
