Maintenance Technician

Job Summary	Responsible for the site conditions of various St. Joe commercial properties between Bay and Walton County, FL.
Essential Functions	1. Perform routine maintenance and minor repairs at assigned properties. 2. Troubleshoot and address basic plumbing, electrical, lighting, HVAC, and appliance issues   within the employee’s training and legal authorization. 3. Repair doors, locks, fixtures, drywall, flooring, and other building components as needed. 4. Maintain grounds, walkways, parking areas, and exterior spaces. 5. Identify maintenance concerns and recommend appropriate corrective actions. 6. Acts as on-site contact for various construction, maintenance and mitigation projects, as well as, tenant site inspections, and other support functions throughout the community. 7. Maintain company facilities and communicate repair needs, repair and maintenance prioritization, and items in need of additional resources through regular status reports to corporate office. 8. Coordinate access to properties for approved vendors and contractors. 9. Assist with monitoring contractor work and verifying completion of assigned tasks. 10. Report repair needs that require licensed specialists or outside services. 11. Help track vendor visits, service requests, and outstanding repairs. 12. Maintain professional communication with tenants, occupants, vendors, and property representatives, as applicable. 13. Perform reasonably tasked maintenance and repairs on company-owned facilities, systems, and equipment. 14. Assist with coordination of special community events. 15. Assist Commercial Leasing with coordination of tenant access and site visits, tenant improvements, coordination with utility companies for new installations, coordination with sign vendors for signage updates and general support for Commercial Leasing needs. 16. Participate in a rotating or assigned on-call schedule to provide maintenance support for properties located across both counties. 17. Remain available and reachable by phone during assigned on-call periods and respond promptly to calls, texts, or maintenance notifications. 18. Respond to urgent maintenance emergencies, including water leaks, plumbing failures, electrical hazards, HVAC outages, property damage, and other issues that may affect occupant safety or property operations. 19. Performs other job duties as assigned.

Education and Experience	- High School Diploma or GED preferred. - 3-5 years of experience in construction, building maintenance or related field preferred.
Knowledge, Skills, Abilities	- Ability to organize daily tasks and manage multiple maintenance requests. - Knowledge of basic construction and power tool operation. - Good communication skills and ability to work with others. - Basic computer, smartphone, or tablet skills for work orders and maintenance reporting.
Physical Demands	- Ability to stand, walk, bend, kneel, climb ladders, and perform repetitive physical tasks. - Ability to lift and carry tools, supplies, furniture, and equipment within the established job requirements. - Ability to operate a motor vehicle - Ability to travel - Ability to do manual labor for extended periods of time (up to 8 hours) - Ability to lift up to 30 lbs.
Working Conditions	- Outside environment. - Occasional travel to other office locations or work sites.
