Maintenance Technician (Contract / As-Needed)

Grassroots Property Management is a growing property management company based in the Des Moines metro. We manage residential rental properties, including Market Street Apartments in Panora and a property in Waukee. We run organized, systems-driven operations, and we’re looking for a dependable maintenance professional to help keep our properties in great shape and our residents happy.

The Role

We’re looking for an independent contractor to handle maintenance work on an as-needed basis. Work is assigned through work orders and varies week to week. This is a good fit for an experienced handyman or maintenance tech who wants flexible, steady side work or wants to add a reliable client to an existing business.

What You’ll Do

• Complete maintenance work orders at Market Street Apartments (Panora) and our Waukee property
• Make general repairs: doors, windows, drywall, fixtures, minor plumbing, and appliance troubleshooting
• Complete turnover work between residents to get units rent-ready
• Perform function and safety checks during turns, including hot water, appliances, doors, and windows
• Install and service window AC units
• Help with preventative maintenance inspections
• Respond to urgent and emergency requests when available
• Communicate clearly on scheduling, progress, and completion, including photos of finished work
• Leave units clean and professional after every job

What We’re Looking For

• 2+ years of residential maintenance, handyman, or property maintenance experience
• Reliable transportation and your own tools
• Ability to travel between Panora and Waukee
• Strong communication and follow-through
• Comfortable working in occupied units and interacting respectfully with residents
• Able to provide a W-9 and a current Certificate of Insurance (general liability)
• Able to pass a background check

Nice to Have

• Experience with apartment turnovers
• Appliance repair or HVAC knowledge
• Availability for occasional after-hours emergencies
• Experience using work order software (we use AppFolio)
