The ideal candidate must be skilled in various maintenance tasks, including plumbing, electrical troubleshooting, painting, carpentry, floor care, and general property repairs.

We are looking for a hands-on individual who can work independently, identify maintenance needs, and take initiative without constant supervision. This individual will serve as the primary maintenance technician responsible for keeping both facilities safe, clean, functional, and well-maintained.

Key Responsibilities

  • Perform routine preventative maintenance, inspections, and general building repairs at both facilities.
  • Troubleshoot and complete minor plumbing, electrical, HVAC, carpentry, drywall, and appliance repairs within applicable licensing requirements.
  • Perform interior and exterior painting, patching, caulking, and other property improvements.
  • Strip, wax, buff, polish, and maintain floors on a scheduled basis and as needed.
  • Perform general floor care, including mopping, scrubbing, carpet cleaning, and deep cleaning when necessary.
  • Collect and dispose of trash, debris, and waste properly, including hazardous waste in accordance with established procedures.
  • Maintain the grounds and exterior areas, including pressure washing, weeding, trimming, and minor landscaping.
  • Move, assemble, install, and repair furniture, equipment, and fixtures.
  • Receive and distribute deliveries, supplies, and equipment as needed.
  • Inspect and monitor HVAC systems, emergency generators, lighting, plumbing fixtures, and other building equipment.
  • Assist with emergency preparedness, hurricane preparations, and urgent maintenance situations.
  • Identify and correct safety hazards and assist with preparing facilities for AHCA, fire safety, and other regulatory inspections.
  • Maintain tools, equipment, maintenance supplies, and work areas in proper condition.
  • Complete maintenance work orders promptly and maintain accurate records of completed repairs and inspections.
  • Coordinate outside contractors for specialized repairs when necessary.
  • Respect residents' rights, privacy, and confidentiality while performing maintenance duties.
  • Follow infection control, workplace safety, and facility policies and attend required training.
  • Work cooperatively with residents, families, staff, and management.
  • Perform incidental housekeeping and other general maintenance duties as assigned.

Qualifications

  • High school diploma or GED preferred.
  • Minimum 2–3 years of experience in general maintenance, property maintenance, or handyman work preferred.
  • Strong knowledge of plumbing, electrical troubleshooting, HVAC maintenance, painting, carpentry, and general repairs.
  • Experience with floor stripping, waxing, and buffing preferred.
  • Ability to troubleshoot problems and perform repairs independently.
  • Experience in assisted living, residential facilities, hotels, or apartment maintenance is a plus.
  • Ability to operate hand tools, power tools, and floor maintenance equipment safely.
  • Strong organizational skills, attention to detail, and good time management.
  • Must be dependable, punctual, professional, and able to work with minimal supervision.
  • Valid driver's license and reliable transportation to travel between both facilities.
  • Willingness to respond to occasional maintenance emergencies as needed.
  • Must meet applicable background screening requirements.

Physical Requirements

  • Ability to lift and carry up to 50 pounds safely.
