Position Summary

This Maintenance Technician position is responsible for the repair and maintenance of all mechanical, electrical, plumbing, structural systems, and grounds at the property. The ideal candidate is dependable, detail-oriented, and able to respond effectively to routine maintenance needs and emergency situations.

Essential Duties and Responsibilities

• Complete all service requests within 48 hours of notification
• Maintain all grounds, including daily trash removal and snow and ice removal
• Rehabilitate apartments for new move-ins
• Ensure compliance with all EPA requirements, including Lead, Asbestos, Freon, and Radon regulations
• Conduct all work in accordance with local, state, and federal OSHA regulations
• Respond to on-call maintenance emergencies at any time
• Respond to snow and ice events on any day and at any hour as needed
• Monitor and control vacant utility expenses
• Perform other duties as necessary to support ownership goals and property operations

Reporting Structure

• Reports directly to the Maintenance Supervisor

Qualifications & Requirements

• High school diploma or equivalent combination of education, training, or experience
• Certified Apartment Maintenance Technician (CAMT) designation from NAA (preferred)
• EPA Type II or Universal Certification (preferred)
• Minimum 1 year of facilities maintenance experience
• Highly motivated and detail-oriented
• Basic computer skills required to navigate company systems
• Ability to lift up to 50 pounds
• Valid driver’s license and reliable transportation
• Ability to respond 24/7 to emergency situations, including weekends and holidays
• Ability to read, write, and comprehend English
• Strong verbal and written communication skills

Schedule & Work Environment

• Typical schedule: 8:00 AM – 5:00 PM
• Pay frequency: Bi-weekly
• On-call

• Respond to snow and ice events on any day at any hour
• Vacant utility expense control
• Other duties as may be necessary to achieve the owners goals and objectives

Reports to: This position reports to the Maintenance Supervisor.

Requirements:

• High school diploma or equivalent combination of education, training or experience
• Certified Apartment Maintenance Technician (CAMT) designation from NAA preferred
