Maintenance Worker

The Maintenance Worker is directly responsible for general maintenance and inspection of Meadow Pointe II Community Development District’s (MPII CDD) property and facilities including but not limited to Recreational Center facilities, Clubhouse, grounds, common areas, gates, and ponds.

Minimum Qualifications 1. Possession of a valid State of Florida Operator’s License. 2. Ability to operate utility vehicle. 3. General knowledge of small engine repair. 4. General knowledge of building trades and methods, i.e., plumbing, electricity, carpentry. 5. Knowledge of maintenance. 6. Ability to identify unsafe conditions and determine course of action to rectify the situation.

Desirable Qualifications 1. A high school diploma or equivalent. 2. A valid Florida’s Vehicle Operator’s License. 3. Working knowledge of equipment, methods, procedures, and tasks involved in CDD facilities maintenance and repair. Including small engines, plumbing, electrical, rough carpentry and irrigation system. 4. Knowledge and ability to safely operate equipment necessary to maintain CDD facilities. 5. Ability to meet the scheduling requirements of the CDD by working some nights, weekends, and/or holidays.

Physical Demands & Work Environment The physical demands here are representative of those that must be met by an employee to successfully perform the essential functions of this job. 1. While performing the duties of this job the employee is required to stand, walk, stoop, and kneel. It is crucial to the outcome of the job tasks that the employee is able to talk, hear, and use hands to finger, handle or operate objects, tools, or controls and to reach with hands and arms. 2. The employee is occasionally required to climb and/or balance. The employee must occasionally lift and/or move objects of moderate to heavy weight (75 pounds) while performing the duties of this job. The employee frequently works near moving mechanical parts and/or heavy equipment. The employee is exposed to wet and/or humid conditions, and outside weather conditions, toxic or caustic chemical. The noise level in work environment is usually moderate, but can be loud during certain assignment. 3. Vision abilities required by this job include close vision and long vision and the ability to adjust focus.
