MAINTENANCE WORKER III [101135]

General Definition of Work:

Performs semiskilled work providing general building and grounds maintenance and related work as apparent or assigned. Work is performed under the moderate supervision of the assigned personnel.

Starting at $20.12/hr beginning October 1, 2026

Essential Functions:

• Performs general building maintenance and repairs of roofs, windows, doors, walls, and office furniture; Performs general plumbing repairs on sinks, toilets, drains, faucets, drinking fountains, water heaters and dish machines.
• Performs preventative maintenance and repairs on a variety of mechanical and electrical equipment. Maintains proper inventory levels on parts and supplies.
• Assists in determining workflow delegation, coordinating personnel, and organizing projects. Maintains written record of activities and prepares various reports and purchase orders.
• Assists with snow removal as needed.
• Will be required to carry a company phone and respond to work orders as assigned.
• Basic knowledge of locksmith duties with trouble shooting knowledge for the replacement and repairs of all general locking and closure hardware.
• Basic knowledge of HVAC systems and operations, including BAS (Building Automation system) navigation.
• Monitoring for all facility generator (weekly and monthly) tests.
• Escort and collaborate with all contractual services as needed for routine and emergency repairs.
• All other duties as assigned are to be performed.

Minimum Qualifications:

Education: High school diploma or GED with coursework in mechanical or electrical trades, or related field.

Experience: Considerable (3+ years) experience in mechanical maintenance, HVAC, electrical maintenance, plumbing maintenance, and general building maintenance.

Special Requirements:

• Possess Chauffeur’s license with State of Michigan upon hire.
• Complete State of Michigan Asbestos Training Course upon hire.
• Obtain Forklift License within 6 months of hire.
• Valid driver's license in the State of Michigan.
