Maintenance/Handyman

Job Summary
We are seeking a skilled and reliable Maintenance Technician/Handyman to keep our 8 rental properties running smoothly. This hands-on role combines scheduled maintenance with on call emergency response, requiring someone who's technically skilled, flexible, and good with people.

Regular Maintenance & Repairs

• Handle general repairs
• Perform preventive maintenance on building systems
• Conduct regular property inspections to identify potential issues
• Complete routine maintenance tasks like filter changes and weather preparation

Emergency & On-Call Duties

• Respond to after-hours emergency calls within 1 hour
• Handle urgent situations such as pipe bursts, power outages, or lock-outs
• Provide 24/7 on-call availability
• Assess emergency situations and implement immediate solutions
• Coordinate with emergency services when necessary

Property Management Support

• Communicate effectively with property manager
• Document all maintenance activities and repairs
• Manage maintenance supplies and inventory
• Assist with unit turnovers between tenants
• Coordinate with outside contractors when specialized work is needed

Required Skills & Qualifications:

• 2+ years of hands-on maintenance experience
• Working knowledge of electrical, plumbing, and HVAC systems
• Valid driver's license and reliable transportation
• Strong problem-solving and troubleshooting abilities
• Excellent communication skills
• Physical ability to lift up to 50 pounds and work in various weather conditions
• Basic technology skills for maintenance tracking and communication
• Must live within 30 minutes of properties for emergency response

Schedule & Availability:

• Regular maintenance hours: Monday-Friday
• Must be available for emergency response 24/7
• Flexibility to adjust schedule based on urgent maintenance needs

This is a 1099 independent contractor position. Contractors are responsible for their own taxes and insurance. Position requires physical labor in cold weather conditions. Reliable transportation and prompt response times are essential.

Pay: $25.00 - $30.00 per hour
