What they need
TURN THE UNIT. RAISE THE STANDARD. MOVE RESIDENTS IN FASTER.
At VPG, our Make-Ready Technicians turn vacant units into move-in-ready homes. We're looking for a skilled, hands-on tradesperson who can deliver quality sheetrock repair, painting, flooring, and carpentry work — efficiently, safely, and on schedule.
You'll manage your own work orders, communicate closely with property managers, and take pride in the details that make a unit feel ready for its next resident. This is a role for someone who works with speed and precision, and who understands that every turned unit supports resident satisfaction and property performance.
If you're skilled with your hands, take ownership of your work, and want to help us hit our turn-time goals, let's talk.
Why Join the Maintenance Team at VPG?
- Real ownership — Manage your own work orders from assignment to final walkthrough.
- Skill-building — Sharpen your craft across sheetrock, painting, flooring, and carpentry work.
- Team support — Collaborate with maintenance staff and property managers who have your back.
- Clear goals — Work toward a defined 7-day turn goal with visibility into your impact.
What You'll Do:
- Complete assigned work orders using Upkeep and provide accurate status updates.
- Ensure standard work orders are resolved within established timeframes and emergencies within required response windows.
- Communicate effectively with property managers regarding project status, needs, delays, or material issues.
- Perform make-ready repairs including sheetrock patching, painting, flooring work, carpentry, caulking, fixture replacement, and basic appliance troubleshooting.
- Maintain unit readiness standards and ensure properties meet quality criteria before move-in.
- Follow quality assurance guidelines and complete final walkthroughs prior to close-out.
- Assist in minimizing unit turn time and contribute to achieving a 7-day turn goal.
- Identify recurring issues and recommend ways to prevent repeat failures.
- Adhere to budget expectations by minimizing unnecessary materials and using resources efficiently.
- Participate in cost-saving initiatives related to supplies, vendor work, and repair processes.
- Conduct monthly inventory counts and maintain organized storage areas.
- Monitor supply usage and recommend reorder needs proactively.
- Maintain safe work environments by organizing supplies, cleaning work areas, and following safety guidelines.
- Assist with move-out inspections and identify required scope of work for each unit.
- Collaborate with maintenance staff to ensure timely handoff when specialized repairs are needed.
- Support emergency response efforts related to unit damage, deficiencies, or immediate maintenance needs.
- Maintain professional and courteous communication with team members, residents, and supervisors.
- Perform other duties and special projects as assigned.
Requirements:
- Strong technical knowledge in sheetrock repair, painting, and basic flooring installation.
- Ability to use hand and power tools safely and effectively.
- Strong time management, organization, and follow-through skills.
- Ability to meet time-bound deadlines and work independently.
- Knowledge of standard safety guidelines, including PPE usage and safe equipment handling.
- Strong communication skills with ability to share project status and needs with managers and peers.
- Ability to solve routine problems related to damage, material selection, and workflow planning.
- High school diploma or equivalent required.
Preferred Experience:
- Prior experience in general maintenance, residential construction, renovations, or make-ready work preferred.
- Experience using digital work order systems preferred.
What Success Looks Like:
- Units are turned consistently within the 7-day goal without sacrificing quality.
- Work orders are completed accurately, on time, and clearly documented in Upkeep.
- Property managers have a reliable partner who communicates proactively about status and needs.
- Materials and supplies are used efficiently, with inventory kept organized and current.
- Recurring issues are caught early and addressed before they become repeat problems.
- Units meet quality standards and pass final walkthrough on the first attempt.

- Ability to stand, kneel, bend, climb ladders, and operate equipment safely. Reasonable accommodation may be made to enable individuals with disabilities to perform these functions.
- Ability to work indoors and outdoors in varied weather conditions.
