The ideal candidate has strong painting and drywall skills, takes pride in delivering high-quality workmanship, and can efficiently complete apartment turnovers while meeting established deadlines and property standards. This position is responsible for ensuring vacant apartments are professionally finished, visually appealing, and ready for new residents.

About You:

  • 2+ years of hands-on experience in apartment make-ready work, residential painting, drywall repair, or related finishing work (strongly preferred)
  • Strong proficiency in interior painting, including surface preparation, priming, cutting in, rolling, touch-ups, and achieving a clean, professional finish
  • Experience with drywall installation and repair, including patching holes, taping, mudding, sanding, texturing, and finishing
  • Ability to identify and repair wall and ceiling imperfections, including cracks, nail holes, water-damaged drywall, and uneven surfaces
  • Experience preparing vacant apartment units for occupancy within established turnover timelines
  • Ability to safely operate painting equipment, power tools, ladders, and other job-related equipment
  • Strong attention to detail with a commitment to quality workmanship and maintaining property appearance standards
  • Organized, dependable, and capable of managing multiple unit turnovers and competing priorities
  • Ability to work independently while communicating effectively with property management and team members
  • Ability to perform physically demanding tasks, including standing, bending, kneeling, climbing ladders, and lifting materials

Key Responsibilities:

Interior Painting and Surface Preparation:

  • Perform interior painting of vacant apartment units, including walls, ceilings, doors, trim, baseboards, and other surfaces as needed
  • Prepare surfaces for painting by cleaning, scraping, sanding, caulking, patching, and priming
  • Apply paint using brushes, rollers, and spraying equipment as appropriate to achieve consistent, professional-quality finishes
  • Complete paint touch-ups and full-unit repaints based on apartment condition and property standards
  • Protect flooring, countertops, fixtures, appliances, and other surfaces from paint damage
  • Maintain painting tools, equipment, and supplies in clean, safe, and working condition

Drywall Repair and Finishing:

  • Repair damaged drywall, including holes, cracks, dents, water-damaged areas, and other surface imperfections
  • Perform drywall patching, taping, mudding, sanding, and finishing to create smooth, paint-ready surfaces
  • Match existing wall and ceiling textures when completing repairs
  • Replace damaged drywall sections as needed and prepare repaired areas for priming and painting
  • Inspect walls and ceilings for damage during apartment turnovers and proactively address deficiencies
  • Ensure repaired surfaces blend seamlessly with surrounding areas and meet property appearance standards

Apartment Turnovers and Make-Ready Preparation:

  • Prepare vacant apartment units for new residents in accordance with established property standards and turnover schedules
  • Conduct visual inspections of vacant units to identify painting, drywall, and cosmetic finishing needs
  • Complete make-ready tasks including caulking, surface refinishing, trim touch-ups, and other cosmetic improvements
  • Address visible imperfections involving walls, ceilings, doors, trim, and other painted surfaces
  • Remove painting debris, protective coverings, and materials upon completion of work
  • Ensure completed units are clean, presentable, and ready for final management inspection prior to move-in
  • Communicate unit readiness, outstanding cosmetic work, and material needs to the Property Manager or designated supervisor

Inventory and Equipment Management:

  • Monitor and maintain inventory of paint, drywall materials, tools, and other make-ready supplies
  • Notify management of supply shortages and submit material requests to avoid delays in apartment turnovers
  • Maintain a clean, organized, and safe work area, including vacant units, storage areas, and designated workspaces
  • Properly clean, store, and maintain painting equipment, tools, and materials to extend equipment life and minimize waste

Safety and Quality Standards:

  • Follow all applicable OSHA regulations, workplace safety procedures, and property standards
  • Use appropriate personal protective equipment (PPE) when painting, sanding, handling chemicals, or operating tools
  • Follow applicable lead-safe work practices and other required safety procedures
  • Ensure all completed painting and drywall work meets established quality standards and is free of visible defects
  • Promptly report safety hazards, significant property damage, or additional repair needs to management

Team Support and Communication:

  • Coordinate with the Property Manager and leasing team to prioritize apartment turnovers based on upcoming move-in dates
  • Provide regular updates on make-ready progress, anticipated completion dates, and any delays
  • Assist with painting, drywall, and cosmetic improvement projects throughout the property as assigned
  • Attend team meetings and training sessions to remain informed of property procedures, expectations, and safety requirements

Preferred Qualifications and Certifications:

  • Professional residential or commercial painting experience
  • Demonstrated experience with drywall installation, repair, and finishing
  • Previous experience in multifamily housing, apartment renovations, or unit turnover operations
  • OSHA 10 or OSHA 30 certification
