Manager - Land Acquisition

About the Role We are seeking an accomplished land acquisition professional to lead the financial and commercial evaluation of strategic land parcels. The role works closely with leadership and cross-functional legal, finance, planning and sales teams to determine acquisition viability, negotiate attractive terms and structure transactions that create sustainable returns. Key Responsibilities

• Assess land parcels across outright purchase, joint development (JD), joint venture (JV), revenue-share and area-share structures.
• Build and own financial feasibility models incorporating land cost, FSI/FAR, saleable area, construction costs, approvals, sales velocity, IRR, margins and cash flows.
• Structure and negotiate commercial terms with landowners, brokers and development partners.
• Research Jaipur and nearby micro-markets, including competitor positioning, pricing benchmarks and absorption trends.
• Coordinate title, zoning, land use, approval and encumbrance due diligence with legal, technical and planning teams.
• Prepare investment proposals, commercial evaluations and recommendations for senior management approval.
• Build a strong land opportunity pipeline through relationships with landowners, brokers and local market networks.
• Own transaction execution from initial screening and feasibility to term sheet, agreements and successful closure.
• Monitor acquired land performance against the approved investment case, escalating financial or commercial risks early.
