The Property Investment Division maintained stable operating performance across its portfolio of retail and commercial assets, supported by selective tenant mix optimisation and ongoing repositioning efforts at Atria Shopping Gallery

At Atria, secured tenancy has remained steady at 85% (as of 31 December 2025) as we continue its transformation into a familycentric mall suitable for both young and old. While the focus has been on introducing more wellness and edutainment elements, we also ventured into attracting heritage F&B operators from other states to open a branch at Atria.

Role Positioning:

This role is responsible for driving the commercial performance of the assigned property portfolio, with direct accountability for rental revenue, occupancy, tenant mix and yield. The position combines strategic leasing, tenant relationship management, market intelligence and commercial analysis to maximize the income-generating potential and overall attractiveness of the asset.

The role acts as a key commercial partner to Property Investment, working closely with Marketing, Operations, Finance and other stakeholders to develop leasing strategies, identify prospective tenants, negotiate rental terms, optimize tenant performance and implement initiatives that support sustainable occupancy and revenue growth.

What you will own:

• Responsible for driving rental revenue for the assigned portfolio under the Property Investment Division.
• Identify, engage and negotiate effectively with existing tenants and prospective retailers.
• Develop and execute action plans to achieve occupancy and yield targets in line with Management KPIs.
• Prepare regular leasing performance reports, including occupancy rates and revenue forecasts, with insights and recommendations to Senior Management based on feasibility studies and market trends.
• Collaborate with the Marketing team to develop promotional activities that enhance the attractiveness of the mall to potential tenants and customers.
• Build and maintain strong, proactive relationships with tenants to maximize occupancy, tenant retention and rental yields.
• Conduct feasibility studies and market analysis from both leasing and marketing perspectives to support commercial decisions.
• Liaise closely with inter-departmental teams on rental and deposit collection, tenant fit-out, operations and other leasing-related matters.
• Analyze tenant sales performance and overall tenant performance to identify opportunities for improvement and optimize portfolio performance.
• Perform any other duties and responsibilities as assigned by Management from time to time.

Essential Experience, Skills & Knowledge:

• Degree/Diploma in Estate Management, Business Administration or equivalent.
• Possess a minimum 10 years of relevant working experience, preferably in property leasing, mall management or a related field.
• Strong communication & analytical skills.
• Excel in fast paced and dynamic working environment.
