Manager - Project Development & Business Operations

Role & responsibilities

The key role starts from the stage of the acquisition of the Land/Development Rights till getting the projects constructions ready and post-commencement of the construction monitoring and tracking. Leading the development, creating long- and short-term strategies, business plan, annual operating plan, efficient business processes in collaboration with the Functional/ Departmental Heads. Monitoring and managing overall operations, inter-functional coordination, stakeholder management. This department is part of CEO- Western Regions office.

Administration Coordination & monitoring of

1. Project P&L CoDesign Management
2. Approvals, Liaison Strategies & Management
3. Tenant Management and Land clearance
4. Cost Management
5. Contracts & procurement
6. Project Lifecycle Program Management
7. Monitor the APR for project inventory, cash controls, Cashflow management inflow, collection etc.

Key Performing Areas during the Pre-Construction Phase:

1. Technical & Financial Feasibilities
2. Developing project business plan in alignment with overall business unit and organisation level strategies and targets
3. Preparation of Annual Operating plan (AOP) basis the business plan for all projects. Tracking and monitoring of the AOP.
4. Devise & monitor overall marketing-sales strategies, revenue streams, project & product positioning
5. Design Efficiency & Optimization
6. Statutory and approval strategy from Time, Cost & Risk Perspective
7. Buildability & Bid ability Studies
8. Constructability Studies
9. Value Engineering
10. MIS & Dashboard
11. Marketing launch readiness and statutory submission readiness.
12. Project Planning & Scheduling
13. Risk Assessment

During Construction & Handover Phase:

1. Prepare and Release the project strategy
2. Coordinating for Market & Product Research, Product Mix with Sales team,
3. Ideation, Research, FSI & Land clearance strategy
4. Coordinating for Project Execution Strategies and development of business plan
5. Society Management , Coordination , Vacation, & ociety relationship management throughout project lifecycle.
6. Development of Master Business Plan (L0 schedule) in alignment with overall business unit and organization level strategies and targets.
7. Development of Annual Operating Plan (AOP)
8. Preparation of all Dept KPIs/KRA from AOP
9. Tracking & Monitoring of projections, risk mitigation & P&L of projects and Business.
10. Development of Business Process Improvements, Audits
11. Development of MIS , setting up review mechanisms for market launch readiness and statutory submission readiness
12. RERA Registration & Compliances
13. Launch of New projects
14. Preparing management presentations.
15. Championing Digital Transformation Initiatives in coordination with IT team across the business cycle.
