Do you have the leadership, property-management experience, grit, and determination to take ownership of a portfolio of 5 Class C multifamily properties totaling approximately 900 units?Advantage Apartment Group is expanding into the Montgomery, Alabama market, and we're looking for an experienced Market Manager who is ready to make an impact.This is not a sit-behind-the-desk position. We are looking for a leader who is willing to roll up their sleeves, build a strong team, improve property performance, and take ownership of the results.

WHAT YOU'LL BE RESPONSIBLE FOR

• Lead and manage a portfolio of 5 multifamily communities / 890+ units
• Develop, coach, and hold Property Managers and onsite teams accountable
• Drive occupancy, collections, renewals, leasing, and NOI performance
• Oversee property stabilization, capital projects, maintenance, turns, and curb appeal
• Establish high standards for safe, clean, and welcoming communities
• Develop and execute marketing and leasing strategies
• Monitor property KPIs and take immediate action when performance falls short
• Build a culture of accountability, urgency, teamwork, and continuous improvement
• Recruit, train, develop, and retain high-performing team members
• Work closely with ownership and senior leadership on portfolio strategy and performance

• Multifamily management experience
• Strong leadership and people-management skills
• Managerial courage — willing to make difficult decisions and hold people accountable
• Strong knowledge of property operations
• Excellent marketing and sales instincts
• Project-management experience
• Financial and operational understanding
• A strong work ethic and GRIT
• The determination to solve problems rather than make excuses
• The ability to lead from the front and Manage by Walking Around
• A track record of improving property performance
