Marketing Executive

Responsibilities

Leasing & Business Development

• Manage and drive leasing activities for assigned luxury residential properties.
• Build and maintain strong relationships with property agencies, brokers, and business partners to generate quality leasing leads.
• Identify prospective tenants, understand their lifestyle preferences and housing requirements, and recommend suitable units accordingly.
• Conduct property viewings and presentations to showcase the unique value proposition of each development.
• Manage the full leasing cycle, including enquiries, negotiations, offers, tenancy documentation, handover, and move-in coordination.
• Achieve leasing targets through proactive prospecting, networking, and relationship management.

Tenancy Management & Customer Experience

• Prepare tenancy agreements and related leasing documentation.
• Ensure compliance with lease terms, contractual obligations, and landlord covenants.
• Coordinate unit handovers and takeovers, ensuring smooth tenant transitions.
• Conduct regular inspections to ensure units are maintained to premium standards and ready for occupancy.
• Address tenant enquiries, feedback, and concerns professionally and promptly.
• Deliver exceptional customer service to enhance tenant satisfaction, retention, referrals, and long-term relationships.

Market Intelligence & Reporting

• Monitor market trends, competing developments, rental rates, occupancy levels, and promotional strategies.
• Provide market insights and recommendations to support leasing performance and rental optimization.
• Maintain accurate tenancy records, leasing databases, and reporting dashboards.
• Prepare regular leasing reports, occupancy analysis, and performance updates for management review.

Marketing & Digital Engagement

• Support residential sales, marketing campaigns, project launches, and promotional events.
• Assist in the planning and execution of digital marketing campaigns to generate quality sales and leasing enquiries.
• Develop engaging content for digital platforms, including property listings, photography, videos, social media content, and online advertisements.
• Collaborate with internal and external stakeholders to enhance brand visibility and market presence.
• Explore and leverage AI, CRM systems, automation tools, and digital technologies to improve customer engagement and marketing effectiveness.

Administrative Support

• Process and monitor vendor and service provider payments accurately and promptly.
• Support other business initiatives and projects as assigned by Management.

Requirements

Qualifications

• Diploma or Degree in Real Estate, Business, Marketing, Communications, or a related discipline.

Experience

• 2 to 4 years of experience in residential property leasing, property sales, real estate marketing, hospitality, or a related customer-facing role.

Skills & Competencies

• Strong interest in luxury residential real estate and premium customer service.
• Excellent communication and interpersonal skills with the ability to engage diverse stakeholders confidently.
• Strong sales acumen, negotiation, and relationship-building capabilities.
• Results-oriented, proactive, and capable of working independently.
• Strong organizational skills with attention to detail and follow-through.
• Comfortable using digital marketing tools, social media platforms, CRM systems, and property portals.
• Analytical mindset with the ability to interpret market data and trends.
