Marketing Manager

About the role

We are seeking a strategic and experienced Marketing Manager to oversee the complete end-to-end marketing lifecycle for premier developments across Hong Kong, Japan, and Thailand. Beyond leading regional execution, PR, and event strategies, this candidate will actively participate in early-stage product planning—contributing customer-centric insights, amenity positioning, product mix recommendations, and master brand identity before project launch.

Key responsibilities

Product Planning & Conceptualization:

• Work closely with Project Development and Sales teams during early design stages to shape master layout planning, product mix, amenity features, brand strategy and project positioning
• Work closely with the Project Development team on product enhancement, as well as showflat planning and curation
• Conduct regional market analysis and consumer insight studies to advise on product mix, interior trends, sustainability features, and premium branding opportunities

End-to-End Campaign Strategy & Execution

• Participate in formulating and implementing the overall sales and marketing plan for residential projects in HK, Japan, and Thailand
• Coordinate with creative agencies and vendors to prepare sales and marketing materials in accordance with the requirement of different jurisdictions including Residential Properties (First-hand Sales) Ordinance for HK properties
• Initiate and participate in PR campaigns, luxury property events and high-profile partner events
• Participate in the planning and managing project marketing budgets while tracking expenditure performance

Requirements

• Degree in Marketing, Communications, Business Administration, Real Estate or a related discipline
• 8-10 years of solid property marketing experience with major property developers
• Proven track record in luxury real estate, luxury hospitality, or high-end luxury brands, with a strong network across the luxury sector, media, PR agencies highly preferred
• Demonstrated interest or background in early-stage real estate development, including product positioning, production enhancement and layout refinement
• Regional experience managing overseas property marketing, particularly in Japan and Thailand is a strong advantage
• Excellent command of written and spoken English and Cantonese; Mandarin proficiency is preferred. Proficiency in Japanese and/or Thai is an advantage
