The Role
We’re looking for an experienced Mechanical Project Manager to lead the delivery of mechanical systems on a large-scale construction project in Frankfurt.
You’ll take ownership of the mechanical package from design coordination and installation through to testing, commissioning and final handover. Working closely with the wider project management team, engineers, subcontractors and the client, you’ll ensure works are delivered safely, to the required quality standards, on programme and within budget.
This is a senior, hands-on position requiring strong technical knowledge, commercial awareness and the ability to lead large site teams while coordinating multiple trades and complex project interfaces.
Key Responsibilities
Mechanical Delivery and Site Management
- Lead all mechanical installation activities, managing the mechanical package and its interfaces with other trades.
- Oversee the installation of mechanical systems, equipment and associated packages, ensuring works align with project specifications and approved drawings.
- Manage day-to-day site operations, coordinating direct labour, subcontractors, materials and plant.
- Review construction drawings, design information and installation details to ensure the scope is fully understood and delivered correctly.
- Coordinate with the Project Manager, design team and other discipline leads to resolve technical issues and maintain progress.
- Monitor subcontractor performance, labour levels and productivity, ensuring adequate resources are available to meet project milestones.
- Chair regular subcontractor progress meetings and track agreed actions through to completion.
Health, Safety and Environmental Compliance
- Promote a strong health, safety, environmental and quality culture across the project team and subcontractors.
- Ensure all works comply with applicable legislation, site procedures, permit requirements and approved safe systems of work.
- Review and approve risk assessments, method statements, permits and task-specific safety documentation before work begins.
- Work alongside the project safety team to maintain accurate safety records and ensure the site safety file is completed and closed out correctly.
- Oversee permit-to-work arrangements and ensure contractors comply with site access, room permit and work authorisation requirements.
- Ensure appropriate controls are in place for low- and medium-voltage interfaces, energisation procedures and arc-flash risks where applicable.
- Communicate safety alerts and lessons learned, leading toolbox talks, briefings and other safety initiatives.
- Monitor site compliance through regular inspections, audits and corrective actions.
Quality Assurance and Design Coordination
- Manage mechanical quality activities in conjunction with the project quality team.
- Ensure installations meet the required specifications, approved drawings and project quality plan.
- Review design information and coordinate with the design team to resolve technical queries and ensure installation details are fully developed.
- Oversee BIM and installation drawing coordination, ensuring information is accurate, coordinated and available in line with programme requirements.
- Manage requests for information (RFIs), technical queries, design risks and value engineering opportunities.
- Ensure subcontractors complete inspection and test plans, quality records, inspection requests and snagging activities on time.
- Monitor installation quality, address non-conformances and implement corrective actions where required.
- Maintain quality records and drive the timely closure of outstanding defects and audit actions.
Programme and Resource Management
- Work with the Project Manager, Planner, design consultants and client to develop and maintain the mechanical construction programme.
- Monitor progress against key milestones, providing regular updates and identifying potential delays or constraints.
- Use short-term lookahead plans and collaborative planning tools to coordinate work fronts, labour and materials.
- Drive efficient construction methods and continuous improvement across site activities.
- Coordinate procurement and material deliveries to ensure resources arrive in line with the installation schedule.
- Track design availability, access restrictions, third-party dependencies and other issues that may affect delivery.
- Prepare weekly progress reports covering installation status, labour levels, productivity, delays, risks and recovery measures.
- Maintain accurate records of site progress, including photographic reports and daily activity logs.
Commercial and Subcontractor Management
- Take responsibility for the commercial performance of the mechanical package, working closely with the Project Quantity Surveyor.
- Monitor package costs, including labour, subcontractors, materials, plant, equipment, variations and valuations.
- Identify and manage variations, claims and commercial risks, ensuring opportunities for cost recovery are captured promptly.
- Review material take-offs and subcontractor pricing against procurement budgets and project requirements.
- Support the preparation and evaluation of subcontractor and supplier tender packages.
- Ensure subcontractor valuations and invoices reflect actual progress and agreed contractual milestones.
- Produce regular cost and resource reports, highlighting commitments, upcoming expenditure and potential overruns.
- Maintain an active package risk register and implement mitigation plans to protect programme and commercial performance.
Commissioning and Project Handover
- Lead the mechanical team's preparation for testing, pre-commissioning and commissioning activities.
- Ensure installation checks, test documentation and required records are completed and uploaded to the designated commissioning management system.
- Coordinate the progression of mechanical systems through installation verification, readiness for energisation, start-up, functional performance testing and integrated systems testing, as applicable to the project.
- Work closely with commissioning personnel, subcontractors and the client to achieve required milestones and approvals.
- Manage snagging and ensure outstanding works are assigned, monitored and closed out.
- Coordinate the completion of operation and maintenance manuals, record drawings, quality documentation and safety files.
- Support final account agreement, site demobilisation, equipment relocation and formal project close-out.
- Ensure all handover deliverables are completed to the required standard and within the agreed timeframe.
Team Leadership and Development
- Lead and support the mechanical project team, including engineers, supervisors and subcontractor personnel.
- Set clear expectations and ensure discipline leads are aligned with the overall project objectives.
- Identify training and development needs across the team and ensure relevant training is completed.
- Coach and mentor junior engineers, supporting their technical development and progression.
- Contribute to project reviews, lessons learned and continuous improvement initiatives.
About You
- 10–15+ years' experience within the construction or engineering sector.
- A degree in Mechanical Engineering, Construction Management or a related discipline.
- At least five years' experience in a Project Management role.
- A proven track record of managing large-scale mechanical installation projects.
- Strong technical understanding of mechanical building services and working knowledge of electrical systems.
- Experience delivering design-and-build projects and coordinating complex engineering packages.
- Knowledge of health and safety requirements, site compliance and construction risk management.
- Experience managing subcontractors, site teams, project schedules and commercial performance.
- An understanding of industrial relations and the ability to manage workforce-related issues.
- Strong IT and reporting skills, with the ability to manage project documentation and progress information effectively.
- Excellent communication, leadership and problem-solving abilities.
- A proactive approach to managing competing priorities, resolving issues and delivering against demanding deadlines.
