- Review and interpret construction drawings, specifications, contracts, and project documentation.
- Develop and maintain project budgets, schedules, cost projections, and financial reports.
- Coordinate procurement of equipment, materials, subcontractors, and other project resources to meet project schedules.
- Prepare, price, submit, and negotiate change order proposals (COPs), utilizing MCAA labor estimating standards and pricing methodologies.
- Manage contract administration, including submittals, RFIs, change orders, purchase orders, and project closeout documentation.
- Develop, review, and maintain critical path method (CPM) schedules, identifying potential delays and coordinating corrective action.
- Monitor job costs, labor productivity, material expenditures, and overall project profitability.
- Work closely with field superintendents, foremen, subcontractors, and vendors to ensure efficient project execution.
- Attend project meetings with owners, general contractors, architects, engineers, and other project stakeholders.
- Identify and resolve project conflicts, design discrepancies, scheduling issues, and unforeseen field conditions.
- Negotiate pricing, contracts, change orders, and project-related costs with general contractors, vendors, and subcontractors.
- Maintain accurate project records, including purchase orders, commitments, billing documentation, and cost tracking.
- Coordinate project billing, progress payments, and contract closeout.
- Ensure projects are completed in accordance with contract requirements, applicable building codes, safety standards, and company quality expectations.
- Maintain strong client relationships and represent Ferguson Mechanical professionally throughout the project lifecycle.
Qualifications & Experience
- Minimum of 5 years of experience in commercial mechanical construction, preferably with a combination of HVAC/plumbing field experience and project management responsibilities.
- Demonstrated experience managing commercial, industrial, or institutional mechanical construction projects.
- Experience with public school construction, municipal projects, and occupied-building renovations strongly preferred.
- Thorough understanding of commercial HVAC and plumbing systems, installation methods, and construction sequencing.
- Strong ability to read and interpret mechanical plans, specifications, and contract documents.
- Proficiency in MCAA labor estimating and change order pricing is required.
- Experience preparing and negotiating change order proposals (COPs).
- Knowledge of contract administration, project procurement, and purchase order management.
- Working knowledge of CPM scheduling and construction project timelines.
- Strong understanding of job costing, labor productivity, budgeting, and project profitability.
- Experience coordinating subcontractors, vendors, field crews, and multiple project stakeholders.
- Strong negotiation, organizational, problem-solving, and communication skills.
- Ability to manage multiple projects and competing priorities while meeting deadlines.
- Proficiency with Microsoft Office, particularly Excel, and familiarity with construction project management and estimating software.
- Valid driver's license and ability to travel to project sites throughout Connecticut.
Preferred Qualifications
