MEP Commercial Manager – Roles & Responsibilities

• Lead and manage all commercial, contractual and cost-related activities across MEP projects.
• Review contracts, LOAs, BOQs, specifications, subcontract agreements and commercial terms before execution.
• Monitor project budgets, cost plans, commitments, actual costs and forecasted costs.
• Prepare and review monthly cost reports, cash flow forecasts and project profitability reports.
• Manage client billing, interim payment applications, certifications, retentions and outstanding receivables.
• Identify, quantify, prepare and negotiate variations, change orders and additional works.
• Manage contractual claims including EOT, prolongation, disruption and additional cost claims.
• Ensure all contractual notices and commercial correspondence are issued within required timelines.
• Review and certify subcontractor valuations, variations, claims and final accounts.
• Lead commercial negotiations with clients, consultants, main contractors, subcontractors and suppliers.
• Monitor procurement commitments and ensure purchases remain within approved project budgets.
• Coordinate with Project Managers, QS, Contracts, Planning, Procurement and Finance teams.
• Review project progress against commercial performance and highlight potential cost overruns or margin erosion.
• Develop recovery measures for projects showing adverse cost or profitability trends.
• Ensure proper supporting documentation is maintained for all variations, claims and commercial entitlements.
• Manage final account preparation, negotiation and settlement with clients and subcontractors.
• Review payment terms, retention, advance recovery, bonds, guarantees and other commercial obligations.
• Support management in contract strategy, risk assessment and commercial decision-making.
• Identify contractual and commercial risks at an early stage and implement mitigation measures.
• Ensure compliance with company approval procedures and commercial controls.
• Monitor and report variation status, claim status, receivables, subcontract liabilities and cost-to-complete.
• Support tender and pre-contract teams with pricing strategy, commercial review and risk assessment when required.
• Manage and guide Quantity Surveyors and other commercial team members.
• Attend commercial, contractual and progress meetings with clients and consultants.
• Support dispute resolution, negotiation and settlement of commercial matters.
• Ensure project close-out is completed with all claims, variations, final accounts and commercial obligations properly settled.

Role Summary:

The MEP Commercial Manager is responsible for protecting the company’s financial and commercial interests throughout the project lifecycle, with particular focus on cost control, billing, variations, claims, subcontract management, profitability, cash flow and final account settlement.

Pay: AED10,000.00 - AED12,000.00 per month
