What they need
Core Function:
The MEPF Turnover Engineer serves as the final technical gatekeeper, ensuring every residential unit is fully functional and compliant with safety standards before the keys are handed to the owner. They conduct rigorous audits of electrical, plumbing, mechanical, and fire protection systems to identify and rectify defects that could lead to client dissatisfaction. By managing the punch-listing process and supervising subcontractor repairs, they assure that all "behind-the-wall" systems meet a "hotel-ready" standard of quality. Their role is ultimately a blend of technical quality control and high-level customer service.
Duties and Responsibilities:
1. Generate detailed MEPF punch-lists using digital platforms with specific locations.
2. Supervise MEPF subcontractors during the rectification period; verify that "quick fixes" do not bypass long-term quality (e.g., ensuring a leak is fixed, not just hidden).
3. Re-inspect units daily to clear resolved items and ensure the unit is "Move-in Ready."
4. Accompany the client during the official turnover to demonstrate the functionality of MEPF systems.
5. Address real-time technical questions or concerns raised by the client during the inspection.
6. Assist in the preparation of the "Homeowner’s Technical Guide," specifically explaining maintenance for grease traps, AC filters, and circuit breakers.
7. Ensure the unit-specific "As-Built" drawings reflect the actual locations of pipes and wires behind the walls (vital for future renovations).
8. Organize and turn over all equipment warranties (e.g., water heaters, intercoms) to the Property Management team.
9. Formally sign off on the Technical Acceptance portion of the Unit Handover Form.
Qualifications:
1. Work experience of 2 to 3 years as MEPF Engineer in a real estate project
2. BS Mechanical Engineering graduate, preferably licensed
3. Willing to work in project sites
Competency Requirements
1. System Integration
2. Conflict Resolution
3. Eye for Detail
4. Code Knowledge especially the National Electrical/Plumbing/Building Codes.
