MEPFS Services Manager

We are seeking a results-driven, technically proficient, and highly organized MEPFS Services Manager to oversee the efficient and reliable operation, maintenance, safety, regulatory compliance, and overall performance of the property’s Mechanical, Electrical, Plumbing, Fire Protection, and other related building systems.

The ideal candidate will have proven experience in managing MEPFS operations, technical services, and maintenance activities to ensure that all critical building systems operate safely, reliably, and efficiently. This role is responsible for implementing preventive, predictive, and corrective maintenance programs; optimizing energy consumption and maintenance costs; supervising technical personnel and contractors; troubleshooting and resolving equipment and facility-related issues; and ensuring compliance with applicable safety standards, regulations, and operational requirements.

Job Description:
1. Revenue, Cost & Resource Management

• Manage service quotations, contract revenue, budgets, and profitability.
• Control labor, materials, spare parts, subcontracting, transportation, and allocated operating costs.
• Monitor profitability by customer and site.
• Deploy engineers, technicians, equipment, and contractors efficiently.
• Ensure sufficient staffing, training, tools, and critical spare parts.
• Submit monthly financial and resource utilization reports.

2. Customer SLA Management

• Define service scope and response, temporary restoration, and final resolution timelines.
• Prioritize requests according to urgency and operational impact.
• Monitor SLA compliance and escalate delays or major incidents promptly.
• Keep customers informed until each issue is resolved and closed.

3. Service Process Management

• Establish an approved process for every service offered by the business, using the company’s standard format.
• Assign an accountable service owner, responsible personnel for each step, and backup personnel.
• Define workflows, resource requirements, service standards, and achievable SLAs.
• Obtain approval, maintain current versions, and train employees to apply the processes.
• Complete process approval before introducing any new service.
  4. Customer Satisfaction• Conduct regular customer surveys.
• Investigate complaints and complete corrective actions within agreed deadlines.
• Use customer feedback to improve service delivery and support contract renewals.

5. Technical Quality & Safety

• Ensure maintenance and repair work meets approved technical and safety standards.
• Manage preventive maintenance, contractor quality, and applicable compliance requirements.
• Maintain accurate inspection, work, and completion records.

Contracts, discounts, hiring, purchases, and subcontracting must follow the company’s approval authority.

Minimum Qualifications

• Bachelor's degree in Mechanical Engineering, Electrical Engineering, or a related engineering field.
• Licensed Professional Engineer where required by applicable Philippine regulations.
• At least 5–8 years of relevant experience in MEPFS, facilities management, building operations, property management, engineering, or maintenance.
• Strong knowledge of MEPFS systems, building operations, preventive maintenance, equipment troubleshooting, and technical service management.
• Experience supervising engineers, technicians, contractors, and technical service providers.
• Strong leadership, communication, organizational, analytical, and problem-solving skills.
• Proficient in Microsoft Office, Google Workspace, CMMS/work-order systems, BMS, and reporting tools.
• Ability to manage multiple technical requirements and prioritize critical facility concerns.
• Ability to respond effectively to equipment breakdowns, emergencies, and operational disruptions.
  Preferred Qualifications
• Experience managing MEPFS operations for commercial, residential, hospitality, mixed-use, recreational, or large-scale facilities.
• Knowledge of Philippine building, fire safety, electrical, mechanical, environmental, sanitation, and occupational safety requirements.
• Experience in energy management, utility monitoring, maintenance budgeting, and cost control.
• Experience in preventive, predictive, and condition-based maintenance programs.
• Experience with Building Management Systems (BMS), computerized maintenance management systems (CMMS), and facility monitoring systems.
• Experience developing and implementing technical policies, procedures, checklists, and maintenance standards.
• Strong experience in contractor and service-provider management.
• Experience in emergency response, incident investigation, and root-cause analysis.
• Experience in CAPEX planning, equipment replacement, facility improvement, or MEPFS construction/renovation projects.
• Strong analytical and reporting skills with the ability to interpret facility performance data and convert findings into actionable improvements.
