Summary:
RK Properties is seeking an experienced, hands-on Multi-Site Maintenance Supervisor to oversee and perform maintenance for two new-construction, side-by-side townhome communities. This position will be responsible for the day-to-day maintenance needs of both properties, including completing make-ready turns, responding to resident work orders, performing preventative maintenance, troubleshooting repairs, maintaining the grounds and common areas, and coordinating with vendors and contractors as necessary.

This is a working supervisor position. The Maintenance Supervisor will be expected to personally perform maintenance work while taking ownership of maintenance operations across both communities.

Primary Responsibilities & Duties:

• Personally complete make-ready turns to ensure townhomes are ready for new residents on schedule and to RK Properties' standards.
• Respond to and complete resident service requests/work orders, prioritizing emergency maintenance needs.
• Diagnose and perform repairs involving HVAC, plumbing, electrical, appliances, fixtures, and general building systems.
• Perform routine and preventative maintenance throughout both communities.
• Conduct regular property inspections and identify maintenance or repair needs before they become larger issues.
• Maintain the overall appearance and condition of the townhomes, grounds, amenities, and common areas.
• Perform interior and exterior touch-up painting and other make-ready work as needed.
• Coordinate outside vendors and contractors when specialized repairs or services are required.
• Assist with new-construction and warranty-related items, documenting issues and coordinating follow-up with management, vendors, or contractors as appropriate.
• Maintain an organized inventory of maintenance supplies, tools, and replacement parts for both communities.
• Monitor supply needs and coordinate purchases with management approval.
• Complete required pool, OSHA, safety, preventative maintenance, and equipment documentation.
• Communicate with property management regarding outstanding work orders, upcoming turns, maintenance concerns, and larger repairs.
• Maintain a clean, organized, and safe maintenance shop and work environment.
• Participate in emergency on-call coverage as required.
• Provide maintenance coverage for both Arabella at Dutchtown Townhomes and Oak Heritage Townhomes based on daily operational needs.
• Must have reliable transportation.
• Must be able to lift up to 100 lbs.

Experience & Certifications:

• Minimum 3 years of apartment or residential maintenance experience preferred.
• Previous maintenance supervisory experience preferred.
• HVAC Certification required.
• CPO Certification required.
• Experience with plumbing, electrical, appliances, HVAC, painting, make-ready turns, and general residential repairs.
• New-construction or townhome maintenance experience is a plus.

Pay: $28.00 per hour

Expected hours: 40.0 per week
