About SYLO

SYLO Property Management is a boutique, full-service property management firm based in Portland. Founded in 2016, SYLO manages multifamily and commercial properties across the city with a personalized, high-touch approach backed by modern technology, and has been recognized as one of the Best Companies to Work For in Oregon.

SYLO is part of Shoestring Valley Holdings (SVH), an employee-owned, Portland-based family of companies.

About the Role

The Multi-site Property Manager oversees the day-to-day operations, leasing performance, and resident experience for two mid-rise residential communities in downtown Portland, 136 homes in total. This role manages the full resident lifecycle, from lead follow-up and tours to move-ins, renewals, move-outs, and collections, while maintaining accurate records and timely execution in Yardi.

You will partner closely with maintenance, vendors, accounting, and ownership to monitor performance, address challenges, and ensure both properties meet operational and financial expectations. You will also lead and support an on-site team member with clear direction, accountability, and ongoing communication.

What You Will Do

Leasing and Marketing

  • Keep listings accurate and current across all marketing platforms, aligned with each property’s availability and positioning
  • Oversee lead response and follow-up by email, phone, and text, and conduct knowledgeable property tours
  • Manage pending applications and leases so all leasing and move-in documents are completed on time

Resident Lifecycle and Retention

  • Oversee move-ins and move-outs, including paperwork, inspections, walkthroughs, and final accounting
  • Lead renewal outreach and resident retention efforts, including resident events, and recommend rent adjustments or concessions based on market conditions

Property Operations and Maintenance

  • Monitor work orders in Yardi and coordinate with maintenance teams and vendors for timely resolution
  • Oversee unit turns and inspections so ready dates are met and property standards are upheld

Financial Administration

  • Monitor delinquency, payment plans, and collections activity, and follow up with residents as needed
  • Code and process invoices, complete monthly credit card reconciliation, and meet month-end accounting deadlines
  • Prepare variance explanations, reclasses and accruals, and KPI reporting, and support annual budget preparation

Team Leadership and Communication

  • Supervise and coach the Leasing Agent, set leasing goals, and track traffic, conversion, and closing ratios
  • Deliver weekly performance reports to ownership, and partner with ownership, Asset Management, and leadership on leasing strategy and capital projects

What You Bring

Required

  • 2+ years of residential property management experience, ideally in multifamily or mid-rise communities
  • Working knowledge of fair housing and Oregon landlord-tenant law
  • Comfort with property financials, including delinquency, invoicing, variance notes, and month-end reporting
  • Strong organization and follow-through across recurring daily, weekly, and monthly deadlines
  • Clear, professional communication with residents, vendors, and ownership

Preferred

  • Experience with Yardi and Bluemoon
  • Experience managing more than one property at a time
  • Experience supervising or coaching leasing staff

Compensation and Benefits

  • Salary range of $70,000 to $74,000 per year, DOE
  • Comprehensive benefits package
  • 401(k) retirement plan
  • Paid time off and paid holidays
