What they need

Job Summary

We are seeking a reliable and detail-oriented Onsite Assistant Apartment Manager to support the day-to-day needs of our residential community. This role helps keep the apartment complex well maintained and responsive to resident needs. The position is best suited for someone who is organized, diligent, responsible, and comfortable handling a mix of administrative, resident-service, and light property tasks. Our goal is to maintain a clean, welcoming, and well-kept place that residents want to call home.

Hours & Schedule

  • Estimated 15-25 hours per week, as needed (with optional additional hours, as available)
  • Flexible work schedule
  • Weekend and on-call availability required for showings and urgent resident or property issues

Location & Compensation

This is a live-in position that requires residing onsite and being available to respond to property needs during flexible, agreed-upon hours and occasional urgent situations.

Compensation includes onsite housing as part of the live-in arrangement, along with hourly pay based on experience and the final schedule agreed upon for the role.

Responsibilities

  • Assist in managing daily property operations, including leasing, rent collection, and resident relations
  • Maintain the property to create a welcoming and professional appearance
  • Handle light maintenance tasks (replacing lightbulbs, air filters, minor touch-ups, etc.)
  • Act as the on-site eyes and ears to log larger maintenance work orders and coordinate with our maintenance team for repairs
  • Coordinate maintenance requests and property upkeep to help keep apartments and common areas safe, functional, and well maintained
  • Assist with light snow removal and salt application on walkways and monitor the property during winter weather
  • Support lease management using property management software
  • Communicate with residents, applicants, and vendors in a professional, respectful, and timely manner by phone, email, and in person
  • Maintain accurate data entry, filing, and records for leases, notices, contracts, and related property documents
  • Listen to resident concerns, document issues clearly, and help resolve routine problems or escalate them to the management team when additional support is needed

This role requires the ability to walk the property regularly, go up and down stairs as needed, lift and carry light items, and handle basic upkeep tasks such as replacing lightbulbs, changing air filters, applying salt, and completing minor touch-ups.

Qualifications

  • Reliable, self-motivated, and well-organized
  • Willingness to work as part of a team and learn new skills
  • Good communication skills
  • Ability to stay calm and professional when handling resident concerns or difficult conversations
  • Fluency in English is required (fluency in Spanish is a plus)
  • Experience in property management or real estate administrative roles, with basic knowledge of landlord-tenant law and Fair Housing regulations (or willingness to learn)
  • Experience with property management software such as AppFolio, Yardi, OneSite, or maintenance tracking systems is helpful but not required
  • Proficiency in Microsoft Office Suite (Word, Excel, Outlook) for reporting and correspondence (preferred)

This is a flexible live-in position for someone who takes pride in being dependable, responsive, and attentive to the details that help an apartment community run smoothly. Join a small, hands-on company that values practical problem-solving, steady communication, and supportive working relationships to help care for our residents and properties.

To apply, please send a resume or brief summary of relevant experience, along with your availability and a short note about why this live-in onsite role interests you.

Pay: $18.00 - $21.00 per hour

Expected hours: 15.0 – 25.0 per week

Benefits:

  • Flexible schedule

Application Question(s):
