Onsite Property / General Manager

Summary / Role Objective

The General Manager is the face of WareSpace at their assigned location and is responsible for the overall success of the property. This role combines leasing, property operations, tenant relations, vendor management, and community engagement.

The ideal General Manager is highly organized, proactive, professional, and comfortable working independently. They take ownership of the property, provide excellent customer service, and operate the location with a strong sense of accountability and urgency.

Bonus Opportunity

In addition to base salary, General Managers are eligible to earn up to $30,000 annually through quarterly performance-based bonuses, based on achievement of established property and performance goals.

Key Responsibilities

Leasing & Sales

• Respond to inbound leads and conduct tours for prospective tenants
• Partner with the Sales team to develop strategies and close deals
• Manage the leasing process from tour through move-in
• Prepare lease documentation and ensure tenant needs are met prior to occupancy

Property Operations

• Oversee the day-to-day operation and appearance of the facility
• Manage vendors, recurring services, repairs, maintenance, and service requests
• Coordinate inspections and ensure the property is maintained to WareSpace standards
• Manage rent collection and support delinquency or lease-related matters as needed
• Assist tenants with operational needs and resolve issues promptly

Tenant Experience & Community

• Build strong relationships with tenants
• Create a welcoming, professional community environment
• Plan occasional tenant events and networking opportunities
• Support tenants with their ongoing business and facility needs

Systems & Administration

• Maintain accurate information in HubSpot, Rent Manager, and other company systems
• Complete required reports, documentation, and service tickets
• Review invoices and assist with expense tracking and budgeting

Collaboration

• Partner with Corporate, Facilities, Construction, Sales, and other General Managers
• Support other WareSpace locations as needed
• Assist with additional projects and responsibilities as assigned

Required Qualifications

• Fluency in Microsoft products
• Technological savviness
• Sale experience (2 years)
• Operations experience (4 years)

Preferred Qualifications

• Bachelor’s degree or equivalent military service
• Past Retail Management Experience
• Ability to work “traditional business hours” but be available to respond to after hour emergencies and tours as needed
• Experience that required organization skills, attention to detail, and maintaining records.

 Work environment

• Work is performed in a professional office-type environment under controlled environmental conditions
• This is a full-time, in office position.
• Minimal Travel to include coverage at other Warehouses
