The Opportunity

This is a rare and exciting opportunity to shape the future of student living in Hong Kong. As Operations Manager, you will be responsible for the end-to-end operational excellence of our PBSA projects, driving resident satisfaction, operational efficiency, and commercial performance.

We are looking for a seasoned leader with a strong background in hospitality, co-living, or serviced apartment operations who can bring best-in-class service standards and innovative operational practices to the student housing sector.

Key Responsibilities:

Strategic Leadership

• Define and execute the operational strategy for our Hong Kong student accommodation
• Establish and drive KPIs across occupancy, resident satisfaction, revenue, and cost management
• Lead the pre-opening and ramp-up phases for new PBSA projects
• Develop scalable operational frameworks to support portfolio growth

Operations Management

• Oversee all aspects of day-to-day property operations including front desk, housekeeping, maintenance, security, and resident services
• Implement hospitality-grade service standards tailored to the student living experience
• Manage vendor relationships and third-party service providers
• Ensure compliance with all regulatory, health, and safety requirements

Resident Experience & Community Building

• Champion a resident-first culture, ensuring exceptional living experiences
• Design and implement community engagement programmes and events
• Leverage technology to enhance resident communication and service delivery
• Monitor and respond to resident feedback, driving continuous improvement

Financial & Commercial Performance

• Develop and manage operational budgets with a focus on profitability
• Identify revenue enhancement opportunities (ancillary services, partnerships, etc.)
• Analyse operational data to optimise performance and reduce costs
• Report regularly to senior leadership and investors on operational metrics

Team Leadership

• Build, lead, and inspire a high-performing operations team
• Foster a culture of accountability, service excellence, and innovation
• Develop training programmes to upskill team members
• Collaborate cross-functionally with Asset Management, Leasing, and Marketing teams

Requirements:

Experience

• Solid experience in managerial position with progressive experience in operations management
• Essential: Proven track record in hospitality, co-living, serviced apartments, or similar accommodation platforms
• Experience managing multi-site portfolios or large-scale residential/hospitality operations
• Prior exposure to student housing, or rental living sectors is a strong advantage
• Experience in pre-opening and new project launches highly desirable

Qualifications & Skills & Competencies

• Bachelor's degree in Hospitality Management, Business Administration, Real Estate, or related field
• Fluent in English and Chinese (Putonghua and Cantonese) (spoken and written)
• Strong commercial acumen with P&L management experience
• Excellent leadership and people management capabilities
• Customer-centric mindset with a passion for service excellence
• Data-driven approach to decision-making and performance management
• Strong project management and organizational skills
• Ability to work in a fast-paced, entrepreneurial environment
