Operations Director

Main job duties and responsibilities:

1. Direct all operational activities across City to ensure efficient, reliable, and uninterrupted operations.
2. Oversee the performance and condition of all facilities, infrastructure, equipment, and operational assets.
3. Develop and implement operational and maintenance strategies to ensure asset reliability, efficiency, and business continuity.
4. Direct preventive and corrective maintenance programs to minimize failures, downtime, and operational disruptions.
5. Ensure the effective management of MEP systems, utilities, building systems, and critical infrastructure.
6. Establish and maintain engineering, maintenance, and facility management standards, policies, and procedures.
7. Monitor operational performance, maintenance KPIs, service levels, and asset performance to identify gaps and ensure timely corrective actions.
8. Manage operational budgets, maintenance costs, and resources to ensure cost efficiency and alignment with approved financial targets.
9. Ensure compliance with engineering, health & safety, environmental, fire safety, and regulatory requirements.
10. Oversee mall operations and ensure the effective management of common areas, facilities, utilities, services, and related operational activities.
11. Coordinate with tenants and service providers to ensure smooth and reliable operational service delivery.
12. Lead the management of critical incidents, emergencies, and operational escalations to ensure business continuity and minimize operational risks.
13. Identify opportunities for energy efficiency, cost optimization, asset improvement, and operational performance enhancement.
14. Ensure effective manpower planning, resource allocation, and performance management across maintenance, facilities, and operations teams.
15. Review operational reports, asset performance, maintenance plans, and service provider performance to support informed management decisions.
16. Establish and maintain effective relationships with service providers, tenants and other key stakeholders to ensure smooth operations and high-quality service delivery.
17. Maintain effective coordination with Finance, HR, Security, Leasing, Commercial, and other functions to ensure integrated and seamless operations.
18. Present regular reports to Senior Management on operational performance, maintenance status, key risks, costs, and ongoing improvement initiatives to support informed decision-making.
19. Perform any additional tasks that might be necessary for easier workflow, within the main frame of the job’s specialty.

Job requirements:

Educational background and previous experience:

1. Bachelor’s degree in Engineering, preferably Mechanical, Electrical, Civil, Architectural or a related discipline.
2. Strong Engineering, Facilities or Technical Operations background is highly preferred.
3. Minimum 5 years of progressive experience in Operations.

Knowledge and Functional Skills:

1. Strong knowledge of MEP systems, maintenance management, facilities operations, and asset management.
2. Strong experience in budgeting, cost control, contractor management, and service-level management.
3. Strong understanding of health, safety, compliance, and risk management.
4. Excellent leadership, decision-making, problem-solving, and stakeholder-management capabilities.
5. Strong communication, negotiation, and stakeholder management skills.
