Operations Director

• Trinity Real Estate is seeking an experienced and results-oriented Director of Operations to oversee the daily operations of the company’s real estate portfolio and various business functions. This role is focused on enhancing operational efficiency, supporting property performance, managing cross-functional projects, and ensuring the effective execution of company standards and strategic objectives.
• The Director of Operations will work closely with senior leadership, property management teams, asset management, finance, leasing departments, vendors, and external partners to drive performance growth, control costs, and elevate the overall effectiveness of the organization.
• Key Responsibilities
• Oversee and manage the daily operational activities across multiple real estate assets and business functions.
• Develop and implement operational strategies, policies, processes, and performance standards.
• Collaborate with property management and asset management teams to improve property performance, tenant satisfaction, occupancy rates, and operational efficiency.
• Monitor operational budgets, expenditures, capital projects, and vendor performance to ensure financial and operational goals are met.
• Identify cost-saving opportunities, optimize workflows, and enhance the operational efficiency of the entire portfolio.
• Manage and evaluate third-party vendors, contractors, service providers, and operational partners.
• Support the annual budgeting, forecasting, and business planning processes.
• Review key operational and financial metrics, identify performance gaps, and propose improvement initiatives.
• Lead process optimization projects related to property operations, maintenance, leasing support, and administrative functions.
• Partner with senior leadership on asset acquisitions, property transitions, renovations, and the operational integration of new assets.
• Establish and track Key Performance Indicators (KPIs) related to property operations, expenditures, service quality, and portfolio performance.
• Ensure all operations comply with company policies, contractual obligations, safety standards, and relevant real estate regulations.
• Build, develop, and manage an operations team, fostering a culture of accountability, collaboration, and excellence.
• Prepare operational reports and provide updates on operational progress to owners and senior management.
• Qualifications
• Bachelor’s degree in Business Administration, Real Estate, Finance, Operations Management, or a related field.
• Prior experience in managing multiple property projects, teams, vendors, or regional operations is preferred. In-depth knowledge of real estate operations, budgeting, financial performance, property management, and vendor management is required. Proven experience in optimizing operational processes and managing complex projects.
• Strong analytical, organizational, and problem-solving capabilities.
• Exceptional leadership, communication, negotiation, and interpersonal skills.
• Ability to manage multiple high-priority tasks simultaneously within a fast-paced, performance-driven environment.
• Proficiency in property management systems, financial reporting tools, Microsoft Excel, and operational reporting platforms.
• Preferred Experience
• Experience in managing commercial real estate, multi-family residential, hospitality, mixed-use developments, or investment real estate portfolios.
• Involvement in acquisitions, property transitions, renovations/redevelopments, and portfolio expansion.
• Expertise in operational budgeting, capital expenditure (CapEx) planning, vendor negotiations, and property-level performance metrics.
• Experience working directly with owners, investors, asset managers, property management teams, and senior leadership.
• Success Criteria
• A successful Operations Director will be expected to establish scalable and efficient operational processes, enhance portfolio performance, strengthen team accountability, effectively control operating costs, and ensure that properties within the Trinity Real Estate portfolio consistently meet the company’s established financial, operational, and service objectives.

Pay: $280,000.00 - $380,000.00 per year
