Operations Manager

Location: Based in Penge, South East London
Reports to: Managing Director

The Opportunity

This is a rare opportunity to join a fast-growing independent business in a pivotal role, working directly alongside the Managing Director. You'll take ownership of the day-to-day commercial and operational running of the business, allowing the Managing Director to focus on expansion and future growth.

Based primarily from our Penge office, you will drive occupancy, revenue, customer experience and continuous improvement across the business. The role is predominantly office-based, with only occasional visits to other sites if required.

Key Responsibilities

• Drive occupancy, revenue and profitability.
• Handle inbound sales enquiries and maximise conversions.
• Manage the CRM and ensure all enquiries are followed up promptly.
• Monitor pricing, occupancy and competitor activity, recommending pricing changes where appropriate.
• Deliver an outstanding customer experience from enquiry through to move-out.
• Coordinate day-to-day operational issues and maintain high standards across the business.
• Support local marketing initiatives, business outreach and social media activity.
• Produce operational and commercial reports, identifying opportunities for improvement.
• Improve systems, processes and efficiencies across the business.
• Work closely with the Managing Director, taking ownership of the day-to-day commercial and operational performance.

What We're Looking For

• Strong consultative sales ability.
• Commercially minded with excellent decision-making skills.
• Highly organised and able to manage multiple priorities independently.
• A proactive problem solver who enjoys improving systems and processes.
• Excellent communication and customer service skills.
• High attention to detail.
• Experience in self-storage, property, hospitality, automotive or another customer-focused sales and operations environment would be advantageous.
