Operations Manager - Facilities & Property Operations

Exclusent is partnering with one of the country’s leading owners and operators of retail real estate to hire an Operations Manager for a major regional shopping center in Modesto. This is a direct-hire role with our client. They are interviewing now and want someone in the seat before the holiday season.

About the Role

You’ll own the physical operation of a large, multi-building property and protect it as a long-term asset. This is a leadership role, not a hands-on maintenance job. You’ll direct contracted vendors, manage several projects at once, and act as the General Manager’s operational partner. The right person is equally comfortable reviewing a set of blueprints and explaining the big picture to leadership.

What You’ll Do

• Lead day-to-day facility operations through contracted service providers, including housekeeping and maintenance
• Run preventative maintenance programs and routine property inspections
• Manage capital projects from bid through contract and completion, and help build annual and five-year capital plans
• Oversee tenant buildouts and landlord construction, ensuring compliance with codes, permits and lease requirements
• Read and interpret blueprints and advise on mechanical, operational and construction issues
• Manage energy performance, including lighting and HVAC scheduling, using building control systems
• Own the operating budget and approve expenses in line with company policy
• Serve as primary safety coordinator for EHS programs, emergency preparedness and environmental compliance
• Act as liaison with tenants, contractors, agencies and local officials
• Take part in a Manager on Duty rotation that includes some evenings, weekends and holidays

What We’re Looking For

• 3+ years managing operations for a large or multi-building property or campus, or in commercial construction
• Experience directing vendors and contractors rather than doing the work yourself
• Ability to read and interpret blueprints
• Strong communication skills; you can explain issues clearly to leadership, tenants and contractors alike
• Organization to run several projects at once without losing details
• Proficiency with Microsoft Office
• Experience with building automation or energy management systems is a plus

You Don’t Need Retail Experience

If you’ve run facilities for a hotel or resort, a college or school district campus, an airport, fairgrounds, an event venue or a similar multi-building property, we want to talk to you.

Compensation & Benefits

• $114,000–$130,000 base salary plus up to 15% annual bonus
