About the Role

Rohan Builders & Developers is seeking an experienced Planning Manager - Civil to lead project planning, scheduling, monitoring, and control activities for large-scale residential and high-rise building projects. The ideal candidate should possess strong expertise in construction planning methodologies, project scheduling, resource optimization, and project tracking with hands-on experience in MS Project.

The candidate will be responsible for ensuring timely project delivery by developing detailed project plans, monitoring progress, identifying risks, and coordinating with cross-functional teams throughout the project lifecycle.

Key Responsibilities

Project Planning & Scheduling

• Develop comprehensive project schedules and work breakdown structures (WBS) for residential and high-rise construction projects.
• Prepare baseline project plans, construction sequences, and milestone schedules.
• Create short-term, medium-term, and long-term project plans.
• Develop recovery and catch-up schedules when project delays are identified.
• Ensure alignment of project schedules with contractual and organizational requirements.

Project Monitoring & Control

• Track project progress against approved schedules and milestones.
• Conduct variance analysis and recommend corrective actions.
• Generate daily, weekly, and monthly progress reports for management.
• Monitor productivity, resource utilization, and project performance indicators.
• Identify critical path activities and ensure timely execution.

Coordination & Resource Planning

• Coordinate with project managers, site engineers, consultants, contractors, and procurement teams.
• Plan manpower, material, equipment, and resource requirements.
• Monitor procurement schedules and ensure timely availability of resources.
• Support site teams in achieving project targets and milestones.

MIS & Reporting

• Prepare dashboard reports, project status reports, and management presentations.
• Maintain project documentation, schedules, and planning records.
• Present project progress reviews to senior leadership.
• Analyze project delays and prepare mitigation strategies.

Risk Management

• Identify project risks, constraints, and potential bottlenecks.
• Develop mitigation plans for schedule and resource-related risks.
• Ensure proactive monitoring of project health and performance.

Required Skills & Competencies

Technical Skills

• Strong knowledge of construction planning and project controls.
• Hands-on experience in MS Project (Mandatory).
• Expertise in project scheduling, tracking, and reporting.
• Thorough understanding of residential and high-rise building construction processes.
• Knowledge of resource planning and construction sequencing.
• Ability to interpret construction drawings and project specifications.
• Proficiency in Microsoft Excel and PowerPoint.

Eligibility Criteria

• Qualification: B.E./B.Tech - Civil Engineering.
• Experience: Minimum 10 years of relevant experience in project planning and scheduling.
• Experience in residential township, apartment, or high-rise building projects is mandatory.
• Proven experience in handling end-to-end project planning and monitoring activities.
• Exposure to reputed real estate developers, EPC companies, or construction organizations will be preferred.
